About the position

The High-Rise Service Technician - Multifamily at Hines is responsible for overseeing technical and mechanical work within the property to ensure it meets the company's standards. This role involves completing service requests, maintaining property grounds, diagnosing issues, preparing apartments for leasing, and ensuring safety protocols are followed. The technician will work both indoors and outdoors, handling various maintenance tasks related to plumbing, electrical systems, HVAC, and appliances.

Responsibilities

  • Complete assigned work orders generated from requests for service in a timely manner.
  • Oversee the property grounds and amenities by performing general cleaning tasks such as trash disposal and pressure washing.
  • Diagnose issues with the property and provide solutions in accordance with Hines policies and standards.
  • Prepare vacant apartment homes for leasing by inspecting and scheduling necessary maintenance tasks.
  • Handle documentation and paperwork without disrupting other service requests.
  • Practice proper safety techniques with mechanical or electrical equipment malfunctions and report safety issues.
  • Support cost-cutting programs by verifying parts for repair rather than replacement.
  • Follow guidelines for the safe usage of tools and equipment, ensuring items are returned properly.
  • Notify the supervisor about needed items and evaluate re-ordering without waste.
  • Understand and follow current emergency procedures.
  • Adjust and operate fire alarm and life safety systems.
  • Perform maintenance and repairs on mechanical, appliance, electrical, plumbing, and HVAC equipment.

Requirements

  • High school diploma or equivalent from an accredited institution preferred.
  • Two or more years of property maintenance or related industry experience.
  • General knowledge of plumbing, electrical, general carpentry, HVAC, and appliances.
  • Appropriate EPA Certifications for refrigerant recycling.
  • Driver's license to operate machinery in property.
  • Excellent interpersonal and communication skills.
  • Attention to detail, organization, and strong multitasking abilities.
