The WRMC Portfolio Manager is a hands-on leadership position responsible for an assigned book of business and is tasked with overseeing the operational, administrative, financial, human resources, maintenance, and security functions of one or more communities. This role requires the Portfolio Manager to be on call 24/7 for emergency consultation in the event of incidents requiring management intervention. All services provided by the Portfolio Manager are under the direct supervision of Worth Ross Management Company, Inc (WRMC). The Portfolio Manager is expected to deliver exemplary service in alignment with the values and mission of WRMC, ensuring that properties are maintained and operated according to company objectives. In this role, the Portfolio Manager will facilitate solutions to problems between communities and internal support staff, guided by precedent and working within the limits of established policies. The position involves providing management and leadership to WRMC properties within the assigned region and book of business, collaborating with management to develop and communicate established goals, and ensuring that the needs of the assigned region, company, and its customers are consistently met. The Portfolio Manager will manage a team across different WRMC properties, maintaining standards of excellence for processes, methods, and personnel. Additionally, the Portfolio Manager will oversee process improvement and quality control of property management functions to maximize productivity and ensure quality service delivery. This includes providing leadership and direction, assisting in the investigation and resolution of internal and external problems, and partnering with General Managers, WRMC Board of Directors, and other internal departments to develop and lead the introduction and integration of new programs, services, and initiatives. The role also involves interviewing, selecting, recommending, hiring, and training team members, ensuring proper staffing levels at each site, and supervising the hiring and management of direct employees. Performance evaluations of direct reports will be conducted annually, along with providing necessary leadership, counseling, and coaching. The Portfolio Manager will attend Annual Budget, Board of Directors, and/or Special Meetings as needed, assist with the transition of new accounts, and serve as a liaison between the Home Office and Board of Directors by maintaining open communication and professional relationships. Budget management for the assigned book of business is also a key responsibility, along with maintaining awareness of changes in rules, statutes, or regulations and communicating these changes to the team and Board of Directors when applicable. The Portfolio Manager will develop and implement WRMC Best Practices and Standard Operating Procedures on-site, enforce WRMC policies and procedures, evaluate underperforming properties, and implement strategies for improvement. The role requires the ability to lift up to 10 lbs, work in an upright or sitting position for long periods, and navigate the property/building as required to meet job functions.
