About the position

The Maintenance Technician is responsible for assisting the Service Manager in maintaining the physical integrity of the community, ensuring a clean and well-maintained living environment for residents, visitors, and staff. This role involves performing routine maintenance and repairs, conducting preventative maintenance, and addressing safety concerns. The technician will also take on maintenance responsibilities in the absence of the Service Manager and is expected to carry out tasks in a safe and efficient manner.

Responsibilities

• Assist the Service Manager in maintaining the physical integrity of the community.
• Conduct routine maintenance and repairs on various systems including electrical, plumbing, and HVAC.
• Perform preventative maintenance and ensure compliance with safety regulations.
• Diagnose and address maintenance issues promptly and efficiently.
• Complete work orders within 24 hours when possible.
• Inspect and maintain tools and equipment in excellent condition.
• Assist in moving heavy appliances and furniture as needed.
• Keep grounds neat and free of litter, performing clean-up duties as required.
• Report major repairs and requisitions to the Service Manager.
• Perform any additional duties assigned by the Service Manager or Community Manager.

Requirements

• At least 2 years of experience in property management or a related field.
• HVAC certification is required.
• Knowledge of OSHA, EPA, and Fair Housing regulations.
• Valid driver's license and automobile insurance.
