About the position

The Asset Manager at Housing Hope plays a crucial role in supporting the organization's mission to provide sustainable, affordable housing for low-income individuals and families in Snohomish County. This position is responsible for ensuring that properties meet financial, physical, and regulatory goals, with a focus on long-term value and sustainability. The Asset Manager will oversee asset performance, manage compliance, and collaborate with various stakeholders to maximize the impact of properties, while conducting financial analyses and recommending policy improvements aligned with Housing Hope's objectives.

Responsibilities

  • Execute the asset management plan, recommending process and policy improvements.
  • Oversee third-party property managers to ensure portfolio health and performance.
  • Manage and update financial models to track property performance effectively.
  • Conduct reviews of draft audits and oversee corrective actions as needed.
  • Oversee LIHTC capital accounts, including conducting annual analyses and projecting exit taxes.
  • Establish and present annual property and capital budgets aligned with organizational goals.
  • Monitor monthly property KPIs, advising corrective actions for any underperforming assets.
  • Ensure compliance with partnership, regulatory, loan, and subsidy documents.
  • Build and maintain relationships with property stakeholders and external asset managers, including lenders, investors, and partners.
  • Assure timely compliance reporting as required by state tax credit agencies, HUD, partners, and lenders.
  • Ensure receipt of deferred developer fees, asset management fees, and other incentives or reimbursements due to Owner, maximizing Owner waterfall opportunities.
  • Manage the annual property tax abatement/exemption process and property insurance purchasing.
  • Develop and annually update asset management plans for each property.
  • Respond promptly to inquiries from key stakeholders, including investors, lenders, and regulators.
  • Stay informed on industry best practices, policies, regulations, and programs affecting affordable housing.
  • Conduct regular property reviews to assess management, marketability, and physical condition.

Requirements

  • Bachelor's degree OR four years of progressively responsible, relevant work experience.
  • Previous experience or demonstrated interest in affordable housing, property management, real estate, or asset management.
  • Strong analytical and quantitative skills, with experience in financial modeling.
  • Tenacious, proactive mindset with the ability to work independently and manage multiple tasks.
  • Effective team leadership skills and a collaborative approach to working with diverse stakeholders.
  • Demonstrated ability to manage compliance reporting, payment tracking, and processes for tax and insurance obligations.
  • Detail-oriented and highly organized, with the ability to prioritize competing demands.
  • Excellent written and verbal communication skills, with an emphasis on clear, concise reporting.

Nice-to-haves

  • Certified Housing Asset Manager (CHAM) designation preferred, or willingness to obtain it.
  • Familiarity with the Snohomish County/Puget Sound housing market.
