About the position

The Housing Specialist at HOM, Inc. plays a crucial role in assisting individuals in securing stable housing through various supportive housing programs. This position involves managing a caseload of 225-250 participants, ensuring they receive the necessary support to find housing, negotiate lease rates, and achieve housing stability. The role requires strong organizational skills, problem-solving abilities, and a commitment to advocacy for program participants.

Responsibilities

  • Conduct housing orientations for new participants to ensure understanding of the program.
  • Maintain regular communication with participants, landlords, clinical teams, and community stakeholders.
  • Educate and negotiate with property owners and landlords to secure favorable lease terms for program participants.
  • Evaluate and verify participants' income and expenses in compliance with HUD regulations.
  • Provide participants with tools and resources to assist in their housing search.
  • Manage the Request for Tenancy Approval (RFTA) and review rent reasonableness.
  • Collaborate with internal teams for housing inspections and assist hard-to-house participants.
  • Create and maintain participant files in accordance with HOM policies, ensuring audit readiness.
  • Prepare Housing Assistance Payment (HAP) Contracts and Rental Assistance Agreements (RAA).
  • Advocate for program participants to ensure they receive necessary support and guidance in securing a property and lease agreement.
  • Participate in case conferences to address housing stability issues and collaborate with service providers.
  • Maintain positive relationships with landlords, property owners, and community organizations.

Requirements

  • High School Diploma or GED required; an associate or bachelor's degree is preferred.
  • Minimum of 5 years' experience in the assisted housing industry, property management, or relevant customer service experience.
  • Proficiency in Microsoft Office 365, including SharePoint, OneDrive, and Teams.
  • Strong organizational skills with the ability to manage multiple tasks and projects simultaneously.
  • General understanding or ability to learn rent calculations.
  • Exceptional interpersonal skills and the ability to collaborate effectively with a wide range of personalities.
  • Strong understanding of trauma-informed care principles.

Nice-to-haves

  • Knowledge of the AZ Residential Landlord & Tenant Act and HUD occupancy requirements.
  • Industry certifications in Section 8 or Public Housing Occupancy (or the ability to obtain certification within 1 year).
  • A strong understanding and commitment to 'Housing First' principles.
