About the position

The HUD Site Manager is responsible for managing a single property with 48 units, ensuring compliance with HUD guidelines, and maintaining a low vacancy ratio. This role involves overseeing resident relations, managing on-site staff, and ensuring the property meets financial and operational goals. The position requires strong organizational skills and the ability to work in a fast-paced environment while serving a diverse population.

Responsibilities

• Manage a single property with 48 units
• Ensure that the building remains at a 5% or lower vacancy ratio
• Ensure that residents are following the House Rules and Model Lease
• Process Move-Ins, Move-Outs, Annual Certifications, Interim Certifications, and Unit Transfers in a timely manner and per HUD guidelines
• Issue notices as needed
• Schedule vendors and contractors when needed
• Use OneSite software
• Use Google Drive, Google Keep, and Google Calendar to relay information to the Regional Property Manager
• Manage the on-site staff to ensure that goals are accomplished
• Continually be prepared for REAC or MOR inspections
• Perform file audits when needed
• Maintain a waitlist of applicants
• Maintain proper documentation in tenant files

Requirements

• OneSite knowledge
• Google Drive, Google Keep, Google Calendar knowledge
• Project-based Section 8 knowledge
• HUD knowledge
• COS certification preferred
• Ability to work with and serve a diverse cultural, ethnic, and disabled population
• Ability to work in a fast-paced environment and prioritize multiple tasks
• Excellent organizational skills and ability to plan work activities
• Attention to detail and ability to work accurately
• Mental acuity to make rational decisions
• High degree of motivation and self-direction
• Ability to maintain confidentiality

Nice-to-haves

• Experience in HUD Section 8 Management work (1 year preferred)
• Driver's License (preferred)
