About the position

The Operations & Maintenance Specialist III position at Johnson Controls is a critical role within our Building Technologies & Solutions business. This position is based at the University of Kansas campus and is essential for maintaining several key facilities, including the Integrated Science Building, Central Utility Plant, Burge Student Union, and Central District Housing Buildings. The ideal candidate will possess strong hands-on technical experience and a leadership background, contributing to our mission of reimagining building performance to serve people, places, and the planet. In this role, you will be responsible for a variety of repairs and services in a specialized building system environment, with a strong emphasis on HVAC and mechanical systems. You will perform general maintenance tasks, which may include carpentry, painting, plumbing, and minor groundskeeping, ensuring that all building systems are functioning optimally. You will also provide direction and training to less experienced Operations & Maintenance Specialists, fostering a collaborative and encouraging team environment. Your responsibilities will include monitoring and adjusting HVAC systems, performing service work, requisitioning supplies, and ensuring compliance with safety procedures. You will be required to participate in an on-call rotation to address emergency situations, demonstrating your commitment to safety and operational excellence. Responsibilities

  • Service, Repair, Maintain, Monitor and Adjust HVAC systems to keep within allowable parameters.
  • Perform a variety of service work, general maintenance and custodial activities, including carpentry, painting, plumbing, and facility repairs.
  • Provide direction and training to less experienced O&M Specialists.
  • Plan, select, and lay out required materials for service, repair and preventive maintenance work.
  • Work from drawings, schematics, blueprints, job layouts or verbal instructions and operate a variety of tools and machines incidental to operations.
  • Requisition new supplies and equipment.
  • Perform all work in accordance with established safety procedures.
  • Participate in an on-call rotation schedule to attend to emergency situations at the facility.
  • Comply with all company policies and procedures and adhere to company standards.
  • Perform other duties as required.

Requirements

  • Requires two year technical degree or two years' experience as an Operations & Maintenance Specialist II, or completion of an apprenticeship program.
  • Requires five or more years' experience in operations and maintenance.
  • Requires in-depth knowledge of various maintenance fundamentals sufficient to deal with service and repairs.
  • Must be physically able to perform basic maintenance tasks, including climbing ladders, working in confined spaces, and lifting heavy objects weighing up to 50 lbs.
  • Must be able to work varying shifts, weekends, and holidays as needed.
  • Required to use a variety of hand and power tools or man lift.
  • Basic Electrical system working knowledge is required.
  • May be required to possess a valid driver's license.
  • Must be a team player committed to working in a quality environment.
  • Must be able to pass a thorough background check and subject interview.
