About the position

The Senior Building Maintenance Technician plays a crucial role in supporting the Building Superintendent by performing a variety of tasks related to the maintenance and repair of HVAC equipment and other building systems. This position requires a skilled individual who can troubleshoot and repair HVAC systems, ensuring that all equipment operates efficiently and effectively. The technician will be responsible for a wide range of maintenance activities, including grounds maintenance, minor repairs of fixtures and equipment, general maintenance, and routine cleaning tasks as needed. In this role, the technician will perform skilled installation, inspection, troubleshooting, and repair work on HVAC equipment. This includes maintaining and repairing boilers, chillers, rooftop units, air handling units, VAV boxes, pneumatic controls, and DDC controls. The technician will also be responsible for electrical work, such as changing ballasts on lighting fixtures, replacing light switches, and troubleshooting electrical problems. Additionally, plumbing repairs will be a significant part of the job, including the repair and replacement of plumbing fixtures and soldering copper pipes. The technician will operate various equipment, including bobcats, forklifts, lawn mowers, and snow removal equipment, and will perform landscaping duties such as mowing and trimming lawns and shrubs. Inside the building, the technician will handle maintenance tasks such as remodeling, carpentry, and flooring repairs. The role also involves maintaining institutional locks and collaborating with the Building Department on various tasks. Continuous learning is encouraged, with opportunities to attend classes and seminars on safety and new maintenance techniques.

Responsibilities

  • Perform skilled installation, inspection, troubleshooting, and repair work on HVAC equipment.
  • Assist in maintaining and repairing boilers, chillers, rooftop units, air handling units, VAV boxes, pneumatic controls, and DDC controls.
  • Change ballasts on lighting fixtures and replace light switches and photocells.
  • Repair all wiring and troubleshoot electrical problems and motor controls.
  • Repair and replace plumbing fixtures including sinks, toilets, urinals, and drinking fountains.
  • Solder all sizes of copper pipe.
  • Operate equipment including bobcats, forklifts, lawn mowers, trucks, and generators.
  • Perform grounds maintenance including mowing, trimming, and snow removal.
  • Conduct inside and outside building maintenance including remodeling and carpentry.
  • Replace and repair flooring, ceiling tiles, doors, and windows.
  • Design and fabricate ADA-compliant handrails on steps and ramps.
  • Maintain, repair, and replace institutional locks.
  • Collaborate with the Building Department on various tasks as assigned.
  • Attend classes and seminars regarding safety and new techniques for building maintenance.

Requirements

  • High school diploma or GED with a vocational certificate plus four years of continued work experience in equipment repair, plumbing, HVAC, or electrical.
  • A two-year vocational diploma or certain certificates may substitute for two years of experience.
  • Possession of a valid driver's license and a safe driving record with the County.
  • Must successfully pass the pre-employment background process.
  • Possession of South Dakota Pesticide Applicator's License or ability to attain license within 60 days.

Nice-to-haves

  • Vocational diploma in applicable building trades.
  • Working knowledge and experience with Johnson Controls DDC and Siemens temperature control systems.
  • Ability to proactively identify maintenance needs and collaborate in preventative maintenance program planning.
