The Senior Building Maintenance Technician plays a crucial role in supporting the Building Superintendent by performing a variety of tasks related to the maintenance and repair of HVAC equipment and other building systems. This position requires a skilled individual who can troubleshoot and repair HVAC systems, ensuring that all equipment operates efficiently and effectively. The technician will be responsible for a wide range of maintenance activities, including grounds maintenance, minor repairs of fixtures and equipment, general maintenance, and routine cleaning tasks as needed. In this role, the technician will perform skilled installation, inspection, troubleshooting, and repair work on HVAC equipment. This includes maintaining and repairing boilers, chillers, rooftop units, air handling units, VAV boxes, pneumatic controls, and DDC controls. The technician will also be responsible for electrical work, such as changing ballasts on lighting fixtures, replacing light switches, and troubleshooting electrical problems. Additionally, plumbing repairs will be a significant part of the job, including the repair and replacement of plumbing fixtures and soldering copper pipes. The technician will operate various equipment, including bobcats, forklifts, lawn mowers, and snow removal equipment, and will perform landscaping duties such as mowing and trimming lawns and shrubs. Inside the building, the technician will handle maintenance tasks such as remodeling, carpentry, and flooring repairs. The role also involves maintaining institutional locks and collaborating with the Building Department on various tasks. Continuous learning is encouraged, with opportunities to attend classes and seminars on safety and new maintenance techniques.
