As an Affordable Housing Asset Manager, you will be responsible for the management and review of a portfolio of tax credit equity investments and loans made through U.S. Bancorp Impact Finance. Your investments will include Affordable Housing (LIHTC) Investments which provide tax and CRA benefits to the organization, as well as permanent loans on Affordable Housing properties. You will maintain and expand relationships with partners, borrowers, and other external parties associated with your assigned portfolio by ensuring benefits are delivered while maintaining superior customer service. Your primary responsibilities will include performing reviews of audits and financial statements to assess investment quality and risk, monitoring portfolio performance, and assigning risk ratings in accordance with policy. You will work with partners to create action plans and monitor projects for improved project performance, complete site inspections, and meetings with partners to ensure program compliance and asset/loan quality. Additionally, you will review and interpret operating agreements, loan agreements, and other legal documents relating to equity investments and loans to protect the division's rights and financial interests. You will prepare internal written and verbal reporting on portfolio performance, ensuring that assigned investment projects adhere to U.S. Bancorp policies and procedures and conform to regulatory requirements. Keeping current on various tax credit policies, banking laws and regulations, economic and industry trends, and banking products and services related to asset management of investments and loans will also be part of your role. You will prioritize competing tasks while continuing to meet all deadlines and participate in special projects to increase the team's efficiency or client satisfaction.

Responsibilities

  • Management and review of a portfolio of tax credit equity investments and loans.
  • Perform reviews of audits and financial statements to assess investment quality and risk.
  • Monitor portfolio performance and assign risk ratings in accordance with policy.
  • Work with partners to create action plans and monitor projects for improved project performance.
  • Complete site inspections and meetings with partners to ensure program compliance and asset/loan quality.
  • Review and interpret operating agreements, loan agreements, and other legal documents relating to equity investments and loans.
  • Prepare internal written and verbal reporting on portfolio performance.
  • Ensure that assigned investment projects adhere to U.S. Bancorp policies and procedures and conform to regulatory requirements.
  • Keep current on various tax credit policies, banking laws and regulations, economic and industry trends, and banking products and services related to asset management of investments and loans.
  • Prioritize competing tasks while continuing to meet all deadlines.
  • Participate in special projects to increase team's efficiency or client satisfaction.
  • Monitor project insurance, reserves, capital accounts, etc.
  • Invoice and collect Asset Management Fees from partners.
  • Facilitate equity installment fundings.
  • Make determination on loan covenant compliance and other compliance related items.
  • Work with various internal departments to facilitate loan payments, open bank accounts, and syndicate deals to investors.
  • Create a plan for maturing loans, including possible refinancing/re-syndication.
  • Forecast monthly revenue for portfolio.

Requirements

  • Typically Bachelor's degree, or equivalent work experience
  • Typically five or more years of related experience
  • Thorough understanding of tax credit investment management with experience interpreting legal documentation and requirements
  • General real estate background
  • Knowledge of LIHTC
  • Well-developed analytical and problem-solving skills; ability to complete financial analysis on real estate deals
  • Effective interpersonal, verbal and written communication skills
  • Good relationship management abilities
  • Highly motivated, able to work independently, and possesses acute attention to detail.
