Suffolk is seeking a Senior Project Manager who will be responsible for overseeing all aspects of project administration, ensuring compliance with contractual requirements, managing agreements with trade partners, and handling purchase orders and risk management. This role is crucial in managing the general work performance and quality of the project, as well as the overall progress of the team against the project plan. The Senior Project Manager will produce thorough forecasts of costs to complete, coordinate the use of Oracle with Expedition to identify potential exposures, and require the project team to track costs of field directives and back charges for accurate forecasting. Additionally, the individual will manage change order processes, ensuring that all proposed change orders are tracked and reported to the owner in a timely manner, and will work to recover legitimate general contractor costs related to owner changes. The Senior Project Manager will also establish an effective close-out plan early in the project, which includes the collection and review of contract close-out documents. They will implement the Noncompliance Reporting System and utilize the Work list System to manage the completion of project phases. The role requires the project team to have completed pay requisitions approved by the owner monthly and to produce an effective Schedule of Values to maintain cash flow. The Senior Project Manager will manage cash flow consistently, review subcontractor requisitions, and produce accurate percent complete projections to support financial management processes. In terms of meeting management, the Senior Project Manager will establish a regiment for effective communication and problem-solving within the project team. They will require the project team to maintain various project logs and conduct monthly focus meetings to review these logs for accuracy. Building strong relationships with subcontractors is essential, and the Senior Project Manager will promote professionalism and address issues promptly to prevent delays. The role also involves overseeing the purchasing process, ensuring timely buy-outs, and managing the project schedule to prevent non-excusable delays. Risk management is a key responsibility, requiring timely notices to owners and subcontractors and immediate action when issues arise. The Senior Project Manager will work to establish a trusting relationship with the owner, focusing on keeping them informed to prevent surprises. They will lead the project team in utilizing the Quality Management Program and participate in quality inspections as the work progresses. Team leadership is vital, as the Senior Project Manager will create a teamwork atmosphere, organize training sessions, and oversee the career development of team personnel. This position requires a strong sense of urgency, excellent problem-solving skills, and the ability to manage and embrace change effectively.
