About the position

As the Land Acquisition and Entitlement Manager at CPS Land, LLC, you will be instrumental in identifying and securing strategic land opportunities for our residential development projects. This role is pivotal in working closely with our development team to assess potential sites, negotiate terms, and manage the design and entitlement process. You will be part of a creative and collaborative environment, contributing to the future success of a small but dynamic company. In this position, you will conduct thorough market research and develop mapping strategies to identify potential land acquisition opportunities. You will analyze online GIS mapping, zoning regulations, and environmental considerations to ensure that the sites meet our development criteria. Negotiating contracts will be a key responsibility, where you will work alongside CPS Project Managers to secure land purchases, prepare and review purchase agreements, and track key dates and milestones. Building and maintaining relationships will be crucial, as you will establish strong connections with builders, landowners, real estate agents, city staff members, elected officials, and other key stakeholders. You will represent the company professionally and build a network of contacts to support acquisition efforts. Additionally, you will oversee and coordinate due diligence activities, including site assessments, environmental studies, yield studies, preliminary engineering, and legal reviews, ensuring that all necessary evaluations are completed thoroughly. Maintaining project schedules will also be part of your responsibilities, as you prepare and maintain overall project timelines to ensure that all team members work together to achieve company goals. Collaborating with Project Managers and Partners will be essential to achieving company objectives and successfully acquiring properties. Staying informed about local real estate market trends and property values will help you make informed decisions and recommendations.

Responsibilities

  • Identify and evaluate land opportunities through market research and GIS mapping.
  • Negotiate contracts with landowners, brokers, and stakeholders to secure land purchases.
  • Build and maintain relationships with builders, landowners, real estate agents, and city officials.
  • Oversee and coordinate due diligence activities, including site assessments and environmental studies.
  • Prepare and maintain project schedules to ensure team collaboration and goal achievement.
  • Collaborate with Project Managers and Partners to achieve successful property acquisitions.
  • Monitor local real estate market trends and property values.

Requirements

  • Bachelor's or Master's degree in Real Estate, Business, Finance, Civil Engineering, Urban Planning, or a related field.
  • Real Estate license is a plus.
  • Experience in land acquisition, civil engineering, urban planning, business, finance, or real estate development.
  • Strong analytical and strategic thinking skills.
  • Excellent communication abilities.
  • Proficiency in market analysis tools and software.

Nice-to-haves

  • Experience with Microsoft Excel (1 year preferred).
  • Ability to commute or relocate to Brentwood, TN.
