The Land Acquisition Manager-FG will play a crucial role in managing the Land Acquisition Department, responsible for finding, placing under contract, receiving governmental approval, and closing on new land that meets the division's needs. The Land Acquisition Manager will plan, direct, and coordinate all land acquisition activities, identifying and qualifying potential land acquisitions that align with division goals. This role involves managing the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams. The manager will also be responsible for coordinating resources to meet all entitlement needs for land acquisitions and monitoring development phases and entitlement processes post-closing. In addition to these responsibilities, the Land Acquisition Manager will maintain responsibility for developing the departmental overhead budget and controlling it, manage the land/lot purchase contract process with division counsel, outside counsel, and region counsel, and collaborate with the Land Development Department on potential development communities. The role requires developing business community relationships and scouting other avenues for possible acquisitions, negotiating the acquisition of properties with landowners, attorneys, or brokers, and preparing land valuation analysis and corporate budgets. The manager will also prepare memoranda and other documentation for corporate approval for land buys, ensuring all business is conducted in a professional and ethical manner to serve customers and increase the goodwill and profit of the company. The position may require overnight travel.
