The Land Acquisition Manager-FG position is based in the Wilmington Office and is crucial for managing the Land Acquisition Department. The successful candidate will be responsible for identifying, contracting, and securing governmental approvals for new land acquisitions that align with the division's strategic goals. In this role, the Land Acquisition Manager will plan, direct, and coordinate all activities related to land acquisition. This includes identifying and qualifying potential land acquisitions that meet the division's objectives, managing the due diligence process, and ensuring that all entitlement needs are met. The manager will also monitor the development phases and entitlement processes after closing, ensuring that all activities are aligned with the company's standards and goals. Additionally, the role involves maintaining the departmental budget, managing the land purchase contract process, and collaborating with the Land Development Department to explore potential development communities. The Land Acquisition Manager will also be responsible for developing relationships within the business community to scout for potential acquisitions, negotiating property acquisitions with landowners, attorneys, or brokers, and preparing land valuation analyses and corporate budgets. The position requires a commitment to conducting all business in a professional and ethical manner, serving customers effectively, and enhancing the company's goodwill and profitability. The role may require overnight travel as needed.

Responsibilities

  • Plan, direct and coordinate all land acquisition activities
  • Identify and qualify potential land acquisitions in alignment with division goals
  • Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams
  • Manage, coordinate resources for, and meet all entitlement needs for land acquisitions
  • Monitor development phases and entitlement processes post-closing
  • Maintain responsibility for developing departmental overhead budget and controlling the budget
  • Manage the land/lot purchase contract process with division counsel, outside counsel and region counsel
  • Collaborate with the Land Development Department on potential development communities
  • Develop business community relationships and scout other avenues for possible acquisitions
  • Negotiate the acquisition of properties with landowners, attorneys or brokers
  • Prepare land valuation analysis and corporate budgets
  • Prepare memoranda and other documentation and analytics for corporate approval for land buys
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company

Requirements

  • Fifth year college or university program certificate
  • Seven to ten years related experience and/or training or equivalent combination of education and experience
  • Must have a vehicle and valid driver's license
