About the position

The Land Acquisition Manager at Thomas James Homes is responsible for identifying, negotiating, and closing land acquisition deals that align with the company's financial and product portfolio requirements. This role involves developing relationships with brokers and agents to secure off-market opportunities and collaborating with the operations team to ensure the right product is selected for each site. The position requires a strong understanding of real estate transactions and the ability to manage multiple projects effectively.

Responsibilities

  • Network with builders, developers, brokers, and landowners to maintain market awareness and develop contacts.
  • Develop local market intelligence including key markets, pricing trends, and competition.
  • Assess deals within the division buy box to determine feasibility.
  • Work closely with the feasibility team to determine Performa and present to the senior executive approval team.
  • Conduct the underwriting process ensuring all requirements are met.
  • Partner with sales and marketing on asset pricing throughout the lifecycle.
  • Spend time in the market to visit asset opportunities and participate in local activities to build a network.
  • Leverage relationships and market intelligence to find off-market opportunities.
  • Negotiate deals by leveraging market knowledge to secure the best pricing.
  • Review library portfolio and work closely with the land team to validate potential deals.
  • Coordinate with land acquisition associates, sub-contractors, consultants, real estate brokers, and governing agencies.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, or a related field.
  • 2-5 years of experience in land acquisition, real estate development, or a related field.
  • Strong knowledge of real estate transactions, including purchase agreements, option agreements, and joint venture agreements.
  • Excellent negotiation and communication skills.
  • Ability to work independently and manage multiple projects simultaneously.

  • Master's degree in Real Estate, Business Administration, or a related field.
  • Experience in urban planning and zoning regulations.
  • Experience in property management and leasing.
  • Experience in single-family and multi-family residential development.
