About the position

The Land Acquisition Manager at Meritage Homes Corporation is responsible for identifying and acquiring land for future development projects in the Greenville division. This role involves market analysis, negotiation with sellers, due diligence, and preparation of necessary documentation for corporate approval. The manager will also maintain relationships with various stakeholders in the real estate industry to generate prospective land deals.

Responsibilities

  • Analyze markets and sub-markets to identify gaps for future land acquisitions.
  • Oversee potential new projects including identification of parcels and negotiation with sellers.
  • Conduct due diligence and prepare Corporate Approval Packages for land acquisitions.
  • Review and prepare market data and competitive pricing analysis.
  • Evaluate the technical and financial feasibility of potential projects.
  • Prepare letters of intent and respond to requests for qualifications in competitive bid situations.
  • Review survey/title issues and other reports to assess liabilities of potential acquisitions.
  • Assist in presentations before municipal decision-making bodies and other government entities.
  • Maintain knowledge of market activities, trends, and opportunities.
  • Generate prospective land deals through networking with industry contacts, brokers, and developers.
  • Prepare deal summaries and land tracking reports for corporate management and the Division President.
  • Negotiate and prepare amendments to existing land contracts as necessary.

Requirements

  • Proven experience in land acquisition or real estate development.
  • Strong analytical skills to assess market conditions and feasibility studies.
  • Excellent negotiation and communication skills.
  • Ability to prepare detailed reports and presentations.
  • Familiarity with local real estate laws and regulations.
