The successful candidate will be expected to coordinate with internal design and development teams on master planning and manage entitlement needs while preparing financial proformas for land acquisition viability. In this role, the Land Acquisition Manager will also conduct market analysis and prepare reports for properties under consideration, oversee feasibility studies, and manage land acquisition approval submissions. The position demands a proactive approach to monitoring market activity for pricing, value, and absorption, as well as assisting with property rezoning and community planning. The candidate will be responsible for maintaining inventory reports, critical dates, contract summaries, and periodic market analysis to ensure informed decision-making in land acquisitions.

Responsibilities

  • Source and assess land acquisition opportunities through tax maps and networking.
  • Develop and maintain relationships with landowners, brokers, developers, and professional organizations.
  • Perform due diligence, including land planning, environmental, utility, and title analysis.
  • Negotiate prices and contracts, prepare Letters of Intent, and manage closing documents.
  • Coordinate with internal design and development teams on master planning.
  • Manage entitlement needs and prepare financial proformas for land acquisition viability.
  • Conduct market analysis and prepare reports for properties under consideration.
  • Oversee feasibility studies and land acquisition approval submissions.
