The Phoenix Division Land Acquisition Manager fulfills the critical role and responsibility for identifying, pursuing, and acquiring raw land and developed lot opportunities for David Weekley Homes' homebuilding activities and growth initiatives. The Land Acquisition Manager will work closely with the Division President, Region President, Regional Director of Land, and Division Land Team to successfully procure and perform the underwriting requirements necessary to secure and launch new communities, revenue, and net income opportunities for the company. This position is essential in ensuring that the company can expand its footprint and meet the growing demand for housing in the Phoenix area. In this role, the Land Acquisition Manager will network with Developers, Brokers, Homebuilders, Engineers, and other resources to identify new land and lot opportunities. They will manage land and lot pursuits, including Letter of Intent (LOI) submittals and negotiations with prospective sellers. Collaboration with the Land & Legal team is crucial for reviewing and finalizing contracts, as well as managing lot takedowns and requirements. The manager will also work with local engineers on property entitlements and will be responsible for managing the Due Diligence Checklist and deadlines in evaluating new land and lot opportunities. The Land Acquisition Manager will develop and review short-term and long-term Strategic Land Plan objectives with the Division President, Region President, and Regional Director of Land. They will evaluate financial proformas to determine the viability of new communities and utilize Geographic Information System (GIS) based platforms, Zonda software, MLS, and local government online resources to conduct market research and analysis. This position requires a strong understanding of the local real estate markets and the ability to juggle multiple projects while making independent decisions that involve a degree of risk.
