The Land Acquisition Manager at Century Complete plays a crucial role in identifying and securing new land acquisition opportunities that align with the Division's strategic goals and business plans. This position involves conducting thorough research and analysis to manage land data effectively, ensuring the maximization of profits from both existing and proposed land assets. The Land Acquisition Manager will engage directly with landowners in targeted areas through various means, including in-person meetings, phone calls, and written communications, to establish connections and explore potential acquisition opportunities. In this role, the manager will utilize online appraisal district maps and municipal maps to gather essential information about specific sites, including utilities, zoning, topography, and entitlement status. Maintaining a detailed tracking log of viable tracts and comparable transactions is vital for assessing the market landscape. The manager will also monitor municipal agendas weekly to stay informed about active projects and acquisition opportunities for partially entitled, fully entitled, or finished lots. Building and nurturing relationships with key stakeholders in the real estate community, such as brokers, municipal employees, engineers, developers, attorneys, and land planners, is essential. The Land Acquisition Manager will attend networking events to generate new contacts and source potential deals. Following up on leads and gathering information from various media sources will be part of the daily responsibilities. The position also requires assisting with due diligence related to zoning requirements, utility availability, surveys, title work, and environmental reports. The manager will utilize tools like Google Earth to create exhibits and track land opportunities, incorporating critical data such as utility information and floodplain details into these exhibits. Additionally, the manager will assist the land team in preparing financial proformas, conducting residual analyses to determine appropriate offer prices, and updating these proformas as assumptions change. The Land Acquisition Manager will create reports from market research resources to understand consumer preferences and assist in preparing Letters of Intent (LOIs) based on discussions with acquisition leadership. With guidance from the leadership team, the manager will prepare detailed land packages for submission to the Asset Management Committee, seeking approval for real estate transactions. This role may also involve preparing update memos during the acquisition period and post-closing, along with performing other duties as assigned.
