About the position

Bridge Tower Homes is a Texas-based residential homebuilder with operations throughout the Sunbelt, specializing in the construction of single-family detached homes, townhomes, and duplexes in urban core infill and suburban locations. The company constructs and delivers over 400 new homes annually and is currently expanding its operations. We are seeking a Land Acquisition Manager to join our team in Houston, Texas. This role is pivotal in driving the growth of our market presence by developing and implementing a strategic land search strategy aimed at acquiring land tracts and finished lots that align with the company's objectives. The Land Acquisition Manager will be responsible for establishing and nurturing strong relationships with developers, landowners, brokers, builders, and third-party vendors to ensure access to potential opportunities and information on deals within the established region. This position involves directing and managing the identification of opportunities for lots and land, issuing Letters of Intent (LOIs), conducting negotiations, and completing proforma financial analyses and purchase agreements for land acquisitions. Additionally, the manager will oversee the preparation and timely delivery of land packages to corporate for approval, ensuring all data gathering and analysis is thorough and accurate. The ideal candidate will possess strong leadership capabilities, strategic planning skills, and a proven ability to deliver results. They should have a deep understanding of current market and industry trends, along with the ability to connect with people and maintain professional relationships. The role requires an action-oriented individual who is driven to achieve successful outcomes in acquisitions, with strong verbal and written communication skills to convey complex concepts persuasively. The candidate should also demonstrate a collaborative spirit, working effectively within a team to solve complex problems.

Responsibilities

  • Develop and employ a land search strategy for the acquisition of land tracts and finished lots.
  • Establish strong relationships with developers, landowners, brokers, builders, and third-party vendors.
  • Direct and manage the identification of opportunities for lots/land.
  • Issue Letters of Intent (LOIs) and conduct negotiations for land acquisitions.
  • Complete proforma financial analysis and purchase agreements for land acquisitions.
  • Prepare and deliver land packages to corporate for approval, ensuring timely submission.
  • Analyze market trends and data to inform acquisition strategies.

Requirements

  • Bachelor's degree in a related field (Finance/Economics, Engineering, Real Estate, Planning, Civil Engineering, Real Estate Development, etc.).
  • Minimum of 3 years of verifiable land acquisition activities, entitlement, and site development experience.
  • Strong verbal and written communication skills.
  • Ability to make quick and accurate decisions based on data and metrics.
  • Demonstrated leadership capabilities and strategic planning skills.
  • Proven ability to deliver results and lead strong oral presentations.

Nice-to-haves

  • Experience in residential homebuilding or real estate development.
  • Familiarity with local market conditions and trends in Houston.
