About the position

The Land Acquisition Manager at Ashton Woods will be instrumental in sourcing, negotiating, and underwriting the acquisition of new communities for both Ashton Woods and Starlight Homes. This position is pivotal in ensuring that the company continues to expand its footprint in the residential market by identifying suitable land and lots for single-family development. The ideal candidate will be responsible for drafting Letters of Intent that adhere to best business practices, ensuring that land assets are secured at or below market prices. Negotiating contracts directly with landowners and developers, often in collaboration with corporate or outside legal counsel, will be a key part of the role. In addition to negotiation, the Land Acquisition Manager will provide accurate timelines for entitlement and proposed development, working closely with the development team and engineers to create efficient concept land plans and conduct cost analyses. The role requires a keen understanding of the competitive landscape, as the manager will work with market analysts to monitor local home building prices and practices. Performing thorough land use and financial analyses for new acquisitions is essential, as is the ability to forecast vertical and horizontal development costs, permits, and impact fees accurately. The manager will also be responsible for managing due diligence materials for project feasibility, utilizing a network of outside vendors, local municipality contacts, engineers, and attorneys. This includes considering various reports such as geotechnical, environmental, endangered species, traffic, utilities systems, survey, and title analysis. Researching jurisdictional development and building requirements is crucial, as is accomplishing all zoning, entitlements, planning, and permits necessary for development within established timelines. This role is vital to the success of Ashton Woods as it continues to innovate and meet the needs of the market.

Responsibilities

  • Source raw land and lots suitable for single family development to meet the goals of the Division.
  • Draft Letters of Intent utilizing best business practices, securing land assets at or below market price.
  • Negotiate contracts directly with landowners and developers with corporate / outside legal counsel.
  • Provide accurate timing for entitlement and proposed development.
  • Collaborate with the development team and engineers to ensure an efficient concept land plan and cost analyses.
  • Work with market analysts to monitor competitive local home building prices and practices.
  • Perform land use and financial analysis for new land acquisitions while accurately forecasting vertical and horizontal development cost, permits and impact fees.
  • Manage due diligence materials for project feasibility land books using outside vendor base, local municipality contacts, engineers, and attorneys, and consider relevant information (e.g., geotechnical reports, environmental reports, endangered species reports, traffic reports, utilities systems, survey, and title analysis).
  • Research jurisdictional development and building requirements.
  • Accomplish all zoning, entitlements, planning, and permits necessary for development within established timelines.

Requirements

  • Bachelor's degree in business, economics, or related field; or equivalent years of experience.
  • At least five years of experience in residential land acquisition and development.
  • At least 3 years of homebuilding experience preferred.
  • Valid and active driver's license.
