About the position

Meritage Homes is seeking a Land Acquisition Manager for its Greenville division, a pivotal role focused on identifying and securing land for future development projects. The successful candidate will analyze various markets and sub-markets, assessing the division's current land positions to pinpoint strategic areas for future acquisitions. This involves overseeing potential new projects, which includes identifying suitable parcels, negotiating with sellers, conducting due diligence, and preparing comprehensive Corporate Approval Packages. In this role, the Land Acquisition Manager will be responsible for reviewing and preparing market data and competitive pricing analyses, evaluating the overall technical and financial feasibility of potential projects. The position also entails preparing letters of intent and responding to requests for qualifications in competitive bidding situations. The manager will need to review survey and title issues, along with other reports, to assess the liabilities associated with potential acquisitions. Additionally, the Land Acquisition Manager will assist in presentations before municipal decision-making bodies and other government entities as necessary. Maintaining a thorough understanding of market activities, trends, and opportunities is crucial, as is generating prospective land deals through networking with industry contacts, brokers, title companies, developers, and land sellers. The role also includes preparing deal summaries and land tracking reports for corporate management and the Division President, fostering relationships with landowners, brokers, lenders, and municipalities, and negotiating amendments to existing land contracts as needed.

Responsibilities

  • Analyze markets and sub-markets to identify gaps and strategic areas for land acquisitions.
  • Oversee potential new projects including identification of parcels, negotiation with sellers, due diligence, and preparation of Corporate Approval Package.
  • Review and prepare market data and competitive pricing analysis, evaluating the technical and financial feasibility of potential projects.
  • Prepare letters of intent and respond to requests for qualifications in competitive bid situations.
  • Review survey/title issues and other reports to determine liabilities of potential acquisitions.
  • Assist in presentations before municipal decision-making bodies and other government entities as necessary.
  • Maintain knowledge of market activities, trends, and opportunities to generate prospective land deals through networking.

  • Create and foster relationships with landowners, land brokers, title companies, lenders, municipalities, and other homebuilders.
  • Negotiate and prepare amendments to existing land contracts as necessary.

Requirements

  • Three or more years of Real Estate acquisition and negotiation experience, preferably in the homebuilding industry.
  • Experience in land acquisition, preferably in homebuilding, with some experience working with municipalities.
  • Knowledge of GIS mapping applications and Google Earth.
  • Two years of experience working with municipalities, homeowners, contractors, attorneys, and engineers.
  • Working knowledge of zoning and land use practices, development standards, and utility solutions.
  • Proficiency with Microsoft Office applications, with advanced skills in Excel.
  • Ability to read and interpret lot plans and plat plans.
  • Ability to create and implement work plans, prepare written materials, and articulate goals and action plans.
