The primary focus of Red Cedar is to develop land into beautiful communities and construct affordably priced homes that meet the demands of today's real estate market. The Land Acquisition Manager will play a crucial role in managing land and lot contracts and feasibility from inception to completion. This position requires a detail-oriented individual who can ensure that all deadlines are met and that documents are meticulously organized for the land acquisition and development teams. Responsibilities include overseeing the permit processes, coordinating with external parties for closing procedures, and maintaining detailed records of critical dates and documents. The Land Acquisition Manager will also collaborate with various consultants to ensure compliance with entitlement applications and facilitate timely submissions. The successful candidate will be instrumental in ensuring the seamless execution of land acquisition operations, contributing to the financial future of Red Cedar Homes. This role demands a high level of organization and attention to detail, as the Land Acquisition Manager will be responsible for leading the collection of lender requirements, evaluating property market values, investigating environmental hazards, and ensuring compliance with local zoning regulations. The position also involves assisting with contracts, maintaining land/lot contract files, preparing analysis/deal sheets, and coordinating the closing process with outside title and escrow agents. The ideal candidate will be committed to ethical business practices and will work to enhance the goodwill and profitability of the company.

Responsibilities

  • Lead the collection of all lender requirements to meet timelines to close each property within the contracted timeframe.
  • Gather necessary information on all properties to make informed decisions, including researching property records and legal documents.
  • Evaluate properties' market value, considering factors such as location, condition, and comparable sales in the area.
  • Investigate environmental hazards and verify compliance with local zoning regulations.
  • Ensure clear title ownership on properties and search for any liens or legal claims against the property.
  • Assist with contracts and relay financing documents.
  • Create, organize, and maintain land/lot contract files.
  • Assist in the permit process, schedule timelines, and adjustments.
  • Prepare analysis/deal sheet for each site and maintain status/critical dates report to ensure all deadlines are met.
  • Ensure that all required paperwork is completed and distributed to necessary parties for land/lot purchases through community completion.
  • Provide required documents to corporate departments and request and track earnest money deposits and releases.
  • Assist the Land Department with responding to staff reports and conditions of approval, coordinating timely re-submittals.
  • Coordinate the closing process with outside title and escrow agents.
  • Coordinate HOA setup and governing documents.
  • Request and review title, environmental studies, surveys, and site plans.
  • Coordinate with the Land Development team to generate accurate exhibits for land purchase documents and lot take schedules.
  • Manage archives and storage of physical and digital land acquisition files.
  • Organize and maintain daily correspondence and prepare and send check requests.
  • Coordinate with utility consultants to ensure accurate information is set up and transferred to HOAs.
  • Coordinate with the city and county to ensure address approval and facilitate mailbox setup throughout the project.
  • Assist with perimeter wall and retaining wall submittals and approval.
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.

Requirements

  • Bachelor's degree preferred.
  • Previous experience with a title agency, closing attorney, or land acquisition is preferred.
  • Minimum of 5 years of experience in a related role.
  • Exceptional verbal, written, and visual communication skills.
  • Ability to read, analyze, and interpret plans.
  • Valid driver's license, insured, with a good driving record.
