The Land Acquisition Manager at PulteGroup plays a crucial role in the company's mission to provide the American Dream of homeownership. This position is responsible for locating, researching, and contracting new land that is suitable for acquisition and development. The ideal candidate will conduct thorough market research and due diligence to identify potential land opportunities. This involves determining land values by analyzing comparable property sales through public records and collaborating with developers and other professional affiliates. The Land Acquisition Manager will also be tasked with negotiating and contracting land acquisitions, ensuring that all agreements are beneficial to the company and align with its strategic goals. In addition to land acquisition, the role requires coordination with Development personnel to manage land entitlement and planning activities. The Land Acquisition Manager will oversee governmental reviews and ensure compliance with all regulatory requirements. This position may also involve coordinating joint venture agreements or joint venture management agreements as necessary. The Land Acquisition Manager is expected to provide mentorship and coaching to team members, ensuring that the department is staffed appropriately to meet its needs. This includes utilizing effective recruiting and selection processes to build organizational talent, delegating work based on employees' abilities, and evaluating performance to plan for compensation actions accordingly. The Land Acquisition Manager will create opportunities for employee growth through the identification of internal and external training opportunities and will provide continuous coaching regarding functional and leadership standards. This role has a significant impact on the division, with budgetary responsibilities and the authority to make decisions that affect the department's operations.

Responsibilities

  • Locate land suitable for acquisition and development by conducting necessary market research and due diligence.
  • Determine land values in the specific market by checking like property sales through public records, developers, and other professional affiliates.
  • Negotiate and contract land acquisition.
  • Coordinate land entitlement and planning activities with Development personnel.
  • Coordinate governmental review processes.
  • Review and monitor purchase agreements.
  • Coordinate joint venture agreements or joint venture management agreements as appropriate.

Requirements

  • Minimum Bachelor's Degree in Business, Construction Management, Engineering, or equivalent.
  • Valid Driver's License as driving is an essential function of this position.
  • Minimum of 3 years of related functional experience.
