About the position

The Manager of Land Acquisition at KB Home is a pivotal role responsible for identifying, acquiring, and prioritizing land acquisitions that align with the company's growth objectives. This position requires a proactive approach to land search and acquisition, where the manager will aggressively seek out land deals to place under contract. Building strong relationships with local landowners and brokers is essential, as is the ability to negotiate contracts with sellers under the guidance of senior leaders. The manager will also collaborate closely with various internal departments, including Sales, Purchasing, Construction, Customer Service, Marketing, and Mortgage, to ensure a seamless land acquisition process that meets the company's growth, operating margin, and internal rate of return goals. In addition to land acquisition, the manager will compile and analyze data for the development of Land Committee packages and participate in Corporate Land Committee discussions as needed. This role involves overseeing the collection of data related to jurisdictional requirements, HOA obligations, MUD taxes, and permit constraints, facilitating the due diligence process with engineers and consultants, and ensuring the accuracy of KB Home's customized database. The manager will also be responsible for preparing daily reports for upper management, developing feasibility packages, and providing lot analyses for all communities. The position requires strong leadership capabilities, as the manager will co-manage rollout meetings and related process changes with other Land department employees and engineers. The ability to communicate effectively and keep all team members informed is crucial for the successful implementation of strategies and processes. Responsibilities

  • Aggressively search for land deals to place under contract.
  • Build relationships with local land owners and brokers.
  • Schedule meetings and work directly with banks and equity partners if a Joint Venture is involved.
  • Drive the land process to meet growth, operating margin, and internal rate of return goals.
  • Negotiate contracts with sellers under the direction of senior leaders.
  • Compile and analyze data for the development of Land Committee packages.
  • Participate in Corporate Land Committee discussions when needed.
  • Oversee the compilation of data related to specific jurisdiction, rate orders, HOA obligations, MUD taxes, and reimbursement structures.
  • Facilitate the due diligence process through feasibility phase with engineers and consultants to complete preliminary development plans and costs, geotechnical and applicable environmental reports.
  • Audit KB Home's customized database for accurate information and communicate discrepancies to the appropriate department.
  • Collect and analyze data to prepare daily reports to upper management with a snapshot of all acquisitions for any given time period.
  • Develop feasibility packages and provide lot analyses on all communities.
  • Co-manage rollout meetings and related process changes with other Land department employees and/or engineers.
  • Schedule rollout meetings and provide relevant information to keep the members of the Land and Operations teams appraised.

Requirements

  • Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required.
  • Minimum four (4) years proven land experience in acquisition, contract negotiation, and relationship building.
  • Prior management experience preferred.
  • Home building or related construction/real estate industry preferred, preferably with 2+ years in the Houston market.
  • Strong verbal & written communication skills, with the ability to communicate complex concepts accurately and persuasively.
  • Proficient in Microsoft applications, including Word, Excel, PowerPoint, and Outlook.

Nice-to-haves

  • Master's Degree preferred.
  • JD Edwards database experience a plus!
  • Demonstrated leadership capabilities including motivating teams and employee development.
  • Ability to connect with people and develop professional relationships.
  • Proven ability to lead and execute effective training sessions or conduct strong oral presentations.
