About the position

The position of Land Acquisition Director at Beazer Homes involves directing divisional land acquisition activities with a focus on identifying and purchasing new land development and homebuilding opportunities. This role requires a deep understanding of negotiating purchase and sale agreements, land use planning, governmental entitlements, and the physical constraints of site design and land development. The Land Acquisition Director will also assist in product design, ensuring that new developments align with company standards and market needs. A key aspect of this role is cultivating and maintaining professional relationships to expand and secure new land acquisition opportunities. This involves effective communication and negotiation with a diverse range of stakeholders, including landowners, developers, financial institutions, land brokers, consultants, government officials, community members, and both divisional and corporate management staff. The Land Acquisition Director will be responsible for developing and administering land acquisition goals, objectives, and strategies, as well as identifying new residential project opportunities and target market areas. The role also includes conducting negotiations with land sellers, managing the preparation of internal Land Acquisition Request packages, and overseeing various due diligence activities related to site opportunities and constraints. The Director will prepare and manage land acquisition due diligence schedules, direct the preparation of legal documentation and land purchase contracts, and oversee the land escrow closing process. Additionally, the position requires coordination and maintenance of relationships with City and County officials, council members, and politicians to secure approvals for land purchases and processing. The Director may also manage forward planning staff to obtain building permits and finalize maps, ensuring that all projects comply with local regulations and standards.

Responsibilities

  • Develops and administers land acquisition goals, objectives and strategies.
  • Identifies new residential project opportunities and sites.
  • Researches and defines specific target market areas.
  • Conducts negotiations with land sellers.
  • Formulates initial market research.
  • Manages preparation of internal Land Acquisition Request packages.
  • Performs and manages various due diligence activities and investigations of site opportunities and constraints.
  • Prepares and manages land acquisition due diligence schedules.
  • Directs preparation of legal documentation and land purchase contracts.
  • Oversees land escrow closing process.
  • Coordinates and maintains relationships with City and County officials, council people and politicians for approvals on land purchases and processing.
  • May also manage forward planning staff to obtain building permits, tentative and final maps.
  • Performs other duties as assigned by President.

Requirements

  • College graduate, with degree in engineering, architecture, construction, finance, or planning preferred.
  • At least 5 years of experience working in positions of increasing responsibility related to land acquisition such as land brokerage, market research, financial analysis, forward planning, real estate development, construction project management.
