This involves effective communication and negotiation with a diverse range of stakeholders, including landowners, developers, financial institutions, land brokers, consultants, government officials, community members, and both divisional and corporate management staff. The Land Acquisition Director will be responsible for developing and administering land acquisition goals, objectives, and strategies, as well as identifying new residential project opportunities and target market areas. The role also includes conducting negotiations with land sellers, managing the preparation of internal Land Acquisition Request packages, and overseeing various due diligence activities related to site opportunities and constraints. The Director will prepare and manage land acquisition due diligence schedules, direct the preparation of legal documentation and land purchase contracts, and oversee the land escrow closing process. Additionally, the position requires coordination and maintenance of relationships with City and County officials, council members, and politicians to secure approvals for land purchases and processing. The Director may also manage forward planning staff to obtain building permits and finalize maps, ensuring that all projects comply with local regulations and standards.
