About the position

Davidson Homes is seeking a Land Acquisition Manager who will play a pivotal role in identifying, evaluating, and securing land opportunities for residential development. This position requires a comprehensive understanding of real estate markets, land use regulations, and strategic planning. The ideal candidate will possess a strong background in land acquisition, particularly within the residential building sector, and will have a robust network of industry contacts. The ability to negotiate favorable terms for land purchases is essential for success in this role. In this position, the Land Acquisition Manager will be responsible for conducting thorough market research and due diligence to locate suitable land for acquisition and development. Establishing and maintaining relationships with land developers is crucial, as is the ability to negotiate and acquire land and lots that align with the company's goals and projections. The role also involves establishing broker and seller relationships, negotiating contracts for targeted acquisitions, and networking with other builders and developers to stay informed about market trends and opportunities. The Land Acquisition Manager will manage land purchases through the due diligence process, providing necessary information and participating in the coordination of land acquisition packages. This includes determining land values by analyzing comparable property sales and negotiating contracts for land acquisition. Coordination with the land development team on entitlement and planning activities is also a key responsibility. The position requires drafting and submitting Letters of Intent (LOIs), analyzing land development proformas, and ensuring that deals align with Davidson Homes' profitability model. Additionally, the manager will maintain reports, project dates, and contract summaries, and conduct periodic market analyses to inform strategic decisions.

Responsibilities

  • Locate land suitable for acquisition and development by conducting necessary market research and due diligence.
  • Establish and maintain relationships with land developers and identify opportunities for land and lot acquisition.
  • Negotiate and acquire land and lots necessary to meet company goals and projections.
  • Establish broker/seller relationships and negotiate contracts for targeted acquisitions.
  • Network with other builders and developers to maintain market awareness and develop contacts.
  • Manage land purchases through due diligence processes and provide information for land acquisition packages.
  • Determine land values in the specific market by checking like property sales through public records.
  • Negotiate and contract land acquisition and coordinate land entitlement and planning activities with the land development team.
  • Review and monitor purchase agreements and establish professional relationships with state, county, and city officials.
  • Draft and submit Letters of Intent (LOIs) and analyze land development proformas to ensure deals fit within the profitability model.
  • Maintain reports, project dates, and contract summaries, and conduct periodic market analysis.

Requirements

  • Bachelor's degree in real estate, Business Administration, Finance, Urban Planning, or a related field.
  • Minimum of 5 years of experience in land acquisition, real estate development, or a related field, preferably with a focus on residential properties.
  • In-depth understanding of real estate markets, land use regulations, zoning laws, and environmental issues.
  • Strong land negotiation and contracting skills.
  • Strong analytical and negotiation skills, excellent communication and interpersonal abilities, and proficiency in Microsoft Office Suite and real estate software.
