The Phoenix Division Land Acquisition Manager fulfills the critical role and responsibility for identifying, pursuing, and acquiring raw land and developed lot opportunities for David Weekley Homes' homebuilding activities and growth initiatives. This position is essential for the company's expansion and involves close collaboration with the Division President, Region President, Regional Director of Land, and the Division Land Team. The Land Acquisition Manager will be responsible for procuring and performing the underwriting requirements necessary to secure and launch new communities, revenue, and net income opportunities for the company. In this role, the Land Acquisition Manager will network with various stakeholders including developers, brokers, homebuilders, and engineers to identify new land and lot opportunities. They will manage the entire process of land and lot pursuits, including the submission of Letters of Intent (LOIs) and negotiations with prospective sellers. The position also requires working closely with the Land & Legal team to review and finalize contracts, manage lot takedowns, and ensure compliance with local regulations through property entitlements. The Land Acquisition Manager will be tasked with managing the Due Diligence Checklist and deadlines while evaluating new land and lot opportunities. They will also collaborate with local engineers to assess site plans and development considerations. A critical aspect of this role is to develop and review short-term and long-term Strategic Land Plan objectives with senior management, as well as evaluate financial proformas to determine the viability of new communities. Proficiency in Geographic Information System (GIS) platforms, Zonda software, MLS, and local government online resources is essential for conducting market research and analysis.
