About the position

The Manager of Land Acquisition is responsible for finding, acquiring and prioritizing land acquisitions for the division. The Manager will work directly with division senior leaders to scrutinize all property deals and find land in areas and price ranges consistent with market survey data, while optimizing the return on investment and minimizing risk to the company.

Responsibilities

  • Network with developers, brokers, municipalities, real-estate attorneys, engineers, planners, and competitors to create, build, and strengthen relationships for the purpose of acquiring land.
  • Use various methods to find land to place under contract, including mapping, prospecting (virtually and physically), networking, mailings, etc.
  • Become proficient in creating proformas for land deals that meet company thresholds.
  • Negotiate land purchase agreements with input from senior leaders.
  • Be in-tune with all land acquisition and land development activity within an assigned geographic area.
  • Assist with compiling, analyzing and presenting data in the creation of Land Committee packages (aka feasibility packages).
  • Participate in Land Committee discussions.
  • Oversee the compiling of appropriate data related to specific jurisdictions and land parcels, including but not limited to HOA and/or District obligations, taxes, cost-sharing & reimbursement structures, permit constraints, architectural guidelines, etc.
  • Audit KB Home's proprietary database for accurate/up-to-date information as needed.
  • Build and strengthen internal relationships with the Land Development, Sales & Marketing, Purchasing, Construction, Customer Service, Mortgage and Finance teams.
  • Lead kick-off/rollout meetings for new land deals to all appropriate parties.

Requirements

  • Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required.
  • Minimum three (3) years proven land experience in acquisition, contract negotiation and relationship building.
  • Prior management experience preferred.
  • Home building or related construction/real estate industry preferred.
