About the position

The Land Acquisition Project Manager at Forestar Group Inc. plays a crucial role in identifying, coordinating, and securing land acquisition leads to meet the division's goals. This position involves extensive market analysis, negotiation of purchase agreements, and ensuring compliance with company standards while maintaining relationships with land developers and brokers.

Responsibilities

  • Receive and provide initial response plan for all new leads from outside sources.
  • Make initial cold call contacts and inquiries on land leads.
  • Perform title and municipal research on potential land leads.
  • Ensure that property documents comply with company standards and notify management of concerns and potential solutions.
  • Complete detailed review and analysis of entitlement status of prospective acquisitions on a continuous basis.
  • Perform in-depth market analysis to complete CMAs on potential acquisitions.
  • Prepare Letters of Intent.
  • Participate in the negotiation of purchase agreements.
  • Ensure that all due diligence work is completed prior to expiration of contingency period and the Land Acquisition Proforma (LAP) submittal date.
  • Analyze financial information and perform financial modeling for potential acquisitions.
  • Provide all pertinent property description information, seller demands, terms, conditions, and contact information to management.
  • Conduct site inspections to identify project status, progress, and risk management.
  • Assist in maintaining acquisition budgets, development schedule oversight, and project updates.
  • Coordinate and communicate with primary engineer and other primary consultants.
  • Establish and maintain relationships with land developers, brokers, and land owners.
  • Support in preparation of internal investment committee memos for approval of acquisitions.
  • Coordinate with consultants to municipal staff.
  • Review development agreements.
  • Assist the Land Acquisition Manager to zone and plat projects.

Requirements

  • Bachelor's degree from a four-year college or university.
  • Three to five years of applicable experience in the residential real estate industry.
  • Valid driver's license and a vehicle.
  • Experience in financial modeling and market analysis.
  • Knowledge of accounting principles.
  • Proficiency with MS Office and email.
