About the position

D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking a Land Acquisitioner to join their Operations Department. This role is crucial for acquiring undeveloped land or finished lots for development, which is essential for the company's growth and success in the housing market. The Land Acquisitioner will be responsible for coordinating, securing, and organizing land acquisition leads, which involves a variety of tasks including performing title and municipal research, conducting initial inquiries, and maintaining relationships with key stakeholders such as property owners, brokers, and city officials. The ideal candidate will engage in direct communication with sellers and their representatives, providing all necessary property information, seller demands, and terms to management. They will also prepare letters of intent and underwrite the financial aspects of each development opportunity. Regular communication with city officials is expected to ensure compliance and facilitate the acquisition process. The Land Acquisitioner must conduct all business in a professional and ethical manner, aiming to enhance the company's goodwill and profitability. This position requires the ability to travel overnight, reflecting the need for flexibility and commitment to securing land opportunities across various locations. The successful candidate will be part of a dynamic team within a Fortune 500 company, contributing to the ongoing success and expansion of D.R. Horton, America's Builder.

Responsibilities

  • Coordinate, secure, and organize land acquisition leads.
  • Receive and provide initial response plan for all new leads from outside sources.
  • Perform title and municipal research and initial cold call inquiry for potential land leads.
  • Provide initial meeting with seller and/or seller's representative.
  • Provide all pertinent property description information, seller demands, terms, conditions, and contact information to management.
  • Prepare letters of intent.
  • Maintain close relationships with land developers, brokers, and land owners.
  • Underwrite and analyze the financial aspects of each development opportunity.
  • Communicate regularly with city officials.
  • Negotiate purchase contracts with sellers.
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
  • Able to travel overnight.

Requirements

  • Fifth year college or university program certificate.
  • Four to six years related experience and/or training.
  • Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications.
  • Proficiency with MS Office and email.
