About the position

D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking a Land Acquisitioner to join their Operations Department. The ideal candidate will be responsible for acquiring undeveloped land or finished lots for development, working closely with property owners, brokers, land developers, city officials, and other stakeholders to secure land for the company’s projects. This role is crucial in ensuring that the company has the necessary land resources to continue its growth and success in the homebuilding industry. The Land Acquisitioner will coordinate, secure, and organize land acquisition leads, responding promptly to all new leads from outside sources. This includes performing title and municipal research, conducting initial inquiries through cold calls, and setting up meetings with sellers or their representatives. The candidate will be expected to gather and provide all pertinent property description information, seller demands, terms, conditions, and contact information to management. Maintaining close relationships with land developers, brokers, and landowners is essential for success in this role. Additionally, the Land Acquisitioner will underwrite and analyze the financial aspects of each development opportunity, communicate regularly with city officials, and negotiate purchase contracts with sellers. The candidate must conduct all business in a professional and ethical manner to serve customers and enhance the goodwill and profitability of the company. This position may require overnight travel to meet with potential sellers and stakeholders.

Responsibilities

  • Coordinate, secure, and organize land acquisition leads.
  • Receive and provide initial response plan for all new leads from outside sources.
  • Perform title and municipal research and initial cold call inquiry for potential land leads.
  • Provide initial meeting with seller and/or seller's representative.
  • Provide all pertinent property description information, seller demands, terms, conditions, and contact information to management.
  • Prepare letters of intent.
  • Maintain close relationships with land developers, brokers, and landowners.
  • Underwrite and analyze the financial aspects of each development opportunity.
  • Communicate regularly with city officials.
  • Negotiate purchase contracts with sellers.
  • Conduct all business in a professional and ethical manner.

Requirements

  • Fifth year college or university program certificate.
  • Four to six years related experience and/or training.
  • Ability to apply common sense understanding to carry out instructions furnished in written or oral form or via DRH applications.
  • Proficiency with MS Office and email.
