About the position

D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking a Land Acquisitioner to join their Operations Department. The ideal candidate will be responsible for acquiring undeveloped land or finished lots for development, which is crucial for the company's growth and success in the housing market. This role involves working closely with various stakeholders, including property owners, brokers, land developers, and city officials, to secure land that meets the company's development needs. The Land Acquisitioner will play a key role in identifying potential land opportunities and negotiating purchase contracts to ensure the company can continue to build high-quality homes for entry-level and first-time move-up markets. The Land Acquisitioner will coordinate, secure, and organize land acquisition leads, responding promptly to new leads from outside sources. This includes performing title and municipal research, conducting initial inquiries, and preparing letters of intent. The candidate will also maintain close relationships with land developers, brokers, and landowners to facilitate smooth transactions. Regular communication with city officials is essential to navigate the regulatory landscape and ensure compliance with local development requirements. The role requires a professional and ethical approach to business, aiming to enhance the company's goodwill and profitability while serving customers effectively. In addition to these responsibilities, the Land Acquisitioner will be expected to underwrite and analyze the financial aspects of each development opportunity, ensuring that all acquisitions align with the company's strategic goals. The position may require overnight travel to meet with sellers and conduct site visits, making flexibility and adaptability important traits for success in this role.

Responsibilities

  • Coordinate, secure, and organize land acquisition leads.
  • Receive and provide initial response plan for all new leads from outside sources.
  • Perform title and municipal research and initial 'cold call' inquiry for potential land leads.
  • Provide initial meeting with seller and/or seller's representative.
  • Provide all pertinent property description information, seller demands, terms, conditions, and contact information to management.
  • Prepare letters of intent.
  • Maintain close relationships with land developers, brokers, and land owners.
  • Underwrite and analyze the financial aspects of each development opportunity.
  • Communicate regularly with city officials.
  • Negotiate purchase contracts with sellers.
  • Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
  • Able to travel overnight.

Requirements

  • Fifth year college or university program certificate.
  • Four to six years related experience and/or training.
  • Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications.
  • Proficiency with MS Office and email.
