About the position

The Land Entitlement Manager at David Weekley Homes will play a crucial role in overseeing the entitlements and due diligence of multiple residential projects in the Greater Phoenix area. This position involves collaboration with the Land Acquisition and Land Development Managers to support the company's growth and profitability. The ideal candidate will have a strong background in residential community planning and engineering, with a focus on managing the entitlement process until projects are shovel-ready for construction.

Responsibilities

  • Oversee the entitlements and due diligence of multiple residential projects.
  • Assist managers in zoning and rezoning approvals, development agreements, and site civil construction documents.
  • Assist with the community planning process, including site analysis and amenity programming.
  • Develop and maintain positive professional relationships with municipal officials and agencies.
  • Manage pre-acquisition activities related to project due diligence and feasibility budgets.
  • Review site plans, civil design documents, and preliminary plats for accuracy.
  • Analyze and summarize risks related to environmental, political, and development factors.
  • Attend public hearings and neighborhood meetings related to the entitlement process.
  • Determine availability of utilities and associated fees.
  • Assist with pre-construction meetings with subcontractors and governmental agencies.
  • Manage land entitlement and due diligence activities until site is shovel-ready.

Requirements

  • Bachelor's degree in Civil Engineering, Landscape Architecture, Urban Planning, or related field preferred.
  • 3 - 5 years of relevant experience in residential development in the Phoenix area.
  • Ability to read and interpret grading plans, blueprints, and civil plans.
  • Proficient in Microsoft applications including Word, Excel, and Project.
  • Comfortable with financial proformas and modeling.
  • Excellent verbal and written communication skills.
  • Strong project management skills.
  • Ability to take initiative and advocate for projects.
  • Ability to read and analyze due diligence reports and legal documents.
