About the position

The primary responsibility of the Landscaper at ACN & Associates involves the upkeep of the property to enhance and maintain curb appeal. This role is essential in ensuring that the grounds are well-maintained and visually appealing, contributing to the overall satisfaction of residents and visitors. The Landscaper will be responsible for a variety of tasks that include checking and replacing exterior lighting, maintaining the pool if certified, and ensuring that safety precautions are observed at all times. The position requires constant observation of the property to identify and report unsafe conditions, as well as performing regular clean-up duties to keep the grounds free of litter and debris. In addition to general maintenance, the Landscaper will perform specific tasks such as cleaning and raking under shrubs, shoveling mud when necessary, and using blowers to keep sidewalks and walking areas clean. The role also includes performing routine maintenance as requested by the manager or senior maintenance technician, assisting with physical tasks like tearing down fences, and helping with make-ready duties for vacated apartments. The Landscaper will also be responsible for distributing resident communications and performing any additional duties assigned by management. This position requires a proactive approach to property maintenance and a commitment to providing excellent service to residents. The ideal candidate will have a strong work ethic, the ability to work as part of a team, and a positive attitude towards customer service. The Landscaper must be able to work in a fast-paced environment, meet deadlines, and handle multiple tasks efficiently.

Responsibilities

• Checks and replaces exterior lighting regularly.
• Cleans and maintains the pool as directed if certified for pool maintenance.
• Maintains awareness of proper safety precautions at all times.
• Observes the condition of apartment property and reports unsafe conditions immediately.
• Performs work area clean-up and safety-related duties.
• Ensures that storage areas remain locked when not in use.
• Walks the property frequently to remove litter, debris, and pet droppings.
• Cleans and rakes under shrubs; shovels mud when necessary.
• Uses blower to keep sidewalks and walking areas clean of loose grass and brush.
• Repairs and replaces windows, screens, sliding glass doors, etc.
• Performs routine maintenance on property as requested by manager or senior maintenance technician.
• Assists with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas.
• Assists with 'make-ready' duties when requested by the manager or senior maintenance technician.
• Helps clean and maintain storage areas.
• Performs interior and exterior painting duties when requested.
• Changes locks and makes keys when directed.
• Distributes resident communications to residents, e.g., upcoming events, pest control notices, and newsletters.
• Performs any additional duties assigned by manager or senior maintenance technician.

Requirements

• 1 year of experience in groundskeeping at a multi-family property or equivalent field.
• High School diploma or equivalent required.
• Ability to read, write, and speak English.
• Must have valid driver's license and automobile insurance.

Nice-to-haves

• Experience with pool maintenance certification.
• Knowledge of landscaping techniques and equipment.
