About the position

The Lead Maintenance Technician at Hunter's Court NE Property Management is a vital role responsible for overseeing the maintenance operations of a multi-family property. This position requires a skilled technician with at least three years of experience in maintenance, particularly in on-site multi-family property maintenance or a related field. The Lead Maintenance Technician will manage a team of maintenance staff, ensuring that all maintenance tasks are performed efficiently and to a high standard. The technician will be responsible for both performing maintenance tasks personally and delegating responsibilities to assistants, while also overseeing and inspecting the work performed by the team. The role includes instituting and managing a system for handling resident service requests, with a goal of correcting issues within 24 hours whenever possible. In addition to managing day-to-day maintenance tasks, the Lead Maintenance Technician will conduct regular safety meetings with the staff, maintain compliance with HAZCOM standards, and ensure that all safety protocols are followed. This includes keeping Material Safety Data Sheets (MSDS) current and accessible, as well as maintaining a thorough knowledge of relevant laws and regulations, including EPA and OSHA standards. The technician will also be responsible for maintaining accurate records regarding preventative maintenance, service requests, expenditures, and the status of apartment make-ready tasks. The position requires a proactive approach to maintenance, including scheduling and performing routine maintenance on all equipment, inspecting and maintaining tools, and training subordinate maintenance staff. The Lead Maintenance Technician will also be involved in diagnosing and performing repairs on various systems, including electrical, plumbing, HVAC, and more. This role demands a strong focus on safety, customer service, and teamwork, as the technician will interact with residents, co-workers, and supervisors regularly. The technician must be available for on-call duties and emergencies, ensuring that maintenance support is available 24/7.

Responsibilities

  • Perform maintenance tasks personally or delegate to assistants.
  • Oversee and inspect work performed by assistants.
  • Manage the system for handling resident service requests and correct situations within 24 hours when possible.
  • Schedule maintenance personnel for emergency purposes, available 24/7.
  • Conduct regularly scheduled safety meetings and maintain HAZCOM standards.
  • Keep MSDS sheets current and accessible.
  • Maintain knowledge of laws and EPA and OSHA regulations regarding hazardous materials.
  • Identify and correct unsafe conditions throughout the property.
  • Maintain accurate records of preventative maintenance and service requests.
  • Schedule and perform minor and routine maintenance on equipment.
  • Inspect and maintain all tools in excellent condition.
  • Train and assist in the development of subordinate maintenance staff.
  • Diagnose and perform repairs on electrical, plumbing, HVAC, and other systems.
  • Ensure all make-ready repairs and services are completed correctly and on schedule.
  • Report major repairs and requisitions to the manager before expenditures.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Perform work area clean-up and safety-related duties.

Requirements

  • At least 3 years of experience in maintenance or on-site multi-family property maintenance.
  • Previous experience managing other technicians.
  • High school diploma or GED required.
  • Valid driver's license and automobile insurance.
  • EPA and HVAC certifications required.
  • Certified Pool Operator (CPO) desired.
  • Certified Apartment Maintenance Technician (CAMT) desired.
  • Ability to read, write, and speak English.
