The Lead Maintenance Technician at Hunter's Court NE Property Management is a vital role responsible for overseeing the maintenance operations of a multi-family property. This position requires a skilled technician with at least three years of experience in maintenance, particularly in on-site multi-family property maintenance or a related field. The Lead Maintenance Technician will manage a team of maintenance staff, ensuring that all maintenance tasks are performed efficiently and to a high standard. The technician will be responsible for both performing maintenance tasks personally and delegating responsibilities to assistants, while also overseeing and inspecting the work performed by the team. The role includes instituting and managing a system for handling resident service requests, with a goal of correcting issues within 24 hours whenever possible. In addition to managing day-to-day maintenance tasks, the Lead Maintenance Technician will conduct regular safety meetings with the staff, maintain compliance with HAZCOM standards, and ensure that all safety protocols are followed. This includes keeping Material Safety Data Sheets (MSDS) current and accessible, as well as maintaining a thorough knowledge of relevant laws and regulations, including EPA and OSHA standards. The technician will also be responsible for maintaining accurate records regarding preventative maintenance, service requests, expenditures, and the status of apartment make-ready tasks. The position requires a proactive approach to maintenance, including scheduling and performing routine maintenance on all equipment, inspecting and maintaining tools, and training subordinate maintenance staff. The Lead Maintenance Technician will also be involved in diagnosing and performing repairs on various systems, including electrical, plumbing, HVAC, and more. This role demands a strong focus on safety, customer service, and teamwork, as the technician will interact with residents, co-workers, and supervisors regularly. The technician must be available for on-call duties and emergencies, ensuring that maintenance support is available 24/7.
