The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a clean and well-maintained living environment for residents, visitors, and staff. The Lead Maintenance Technician's duty is to anticipate, identify, and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to maintain a clean and well-maintained environment, cultivate resident satisfaction, and protect the investment of the apartment property owner. The Lead Maintenance Technician conducts all business in accordance with company policies and procedures, as well as state and federal laws, including OSHA, ADA, and Fair Housing regulations. This role includes performing maintenance tasks personally and delegating to assistants, overseeing and occasionally inspecting work performed by assistants, and managing a system for handling resident service requests. The technician is expected to complete work orders within 24 hours when possible and to schedule maintenance personnel in conjunction with the manager to ensure maintenance is available for emergency purposes, 24 hours a day, seven days a week. In terms of preventative maintenance and safety, the Lead Maintenance Technician conducts regularly scheduled safety meetings with the entire staff, maintains and communicates HAZCOM standards, and keeps MSDS sheets current and accessible. They must maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing the proper storage and management of hazardous materials. The technician is responsible for ensuring that all make-ready repairs and services are completed correctly and on schedule, reporting all major repairs and requisitions to the manager prior to any expenditure of funds, and maintaining accurate records regarding preventative maintenance and service requests. The position requires at least 3 years of experience in property maintenance or a related field, and the technician must be knowledgeable and skilled in the safe use and maintenance of various tools and equipment. The role also involves physical demands such as being on feet for extended periods, performing routine maintenance and repairs, and occasionally lifting heavy items. The Lead Maintenance Technician plays a crucial role in ensuring the safety and satisfaction of residents while maintaining the property to the highest standards.
