About the position

The Lead Maintenance Technician at Rockstar Capital is responsible for ensuring the physical integrity and safety of a 118-unit property. This role involves maintaining a secure living environment for residents and staff, anticipating and resolving maintenance issues, and implementing preventive measures to protect the property and enhance resident satisfaction.

Responsibilities

• Perform maintenance tasks personally or delegate to assistants.
• Oversee and inspect work performed by assistants.
• Manage a system for handling resident work orders and correct issues within 24 hours when possible.
• Schedule maintenance personnel for emergency purposes, available 24/7.
• Conduct regularly scheduled safety meetings with staff.
• Maintain knowledge of EPA and OSHA regulations regarding hazardous materials.
• Correct unsafe conditions on the property immediately.
• Maintain accurate records of preventive maintenance and work orders.
• Schedule and perform routine maintenance on equipment.
• Inspect and maintain tools in excellent condition.
• Assist in the development of subordinate maintenance staff.
• Diagnose and perform minor and routine maintenance on electrical, plumbing, A/C, heating systems, and appliances.
• Ensure all make-ready repairs are completed correctly and on schedule.
• Report major repairs and requisitions to the Property Manager before expenditures.
• Change locks and make keys as needed.
• Maintain adequate inventory of spare parts and maintenance materials.

Requirements

• At least 3 years of experience in property maintenance or equivalent field.
• Mechanical knowledge and skills in facilities maintenance.
• Ability to work on-call and during weekends as needed.
• Possession of personal tools for maintenance tasks.
