About the position

The Lead Maintenance Technician at AvalonBay plays a crucial role in ensuring the safety, comfort, and functionality of apartment communities. This position is designed for experienced maintenance professionals who are passionate about enhancing residents' living experiences through effective problem-solving and maintenance skills. The Lead Maintenance Technician will oversee maintenance tasks, train junior technicians, and ensure that properties are well-maintained and ready for occupancy.

Responsibilities

  • Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems.
  • Assist with creating and organizing work orders and general maintenance tasks, completing assigned work orders in a timely manner.
  • Ensure vacant apartment homes and car garages are rent-ready, performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, and painting.
  • Train, mentor, and oversee the work/projects of Maintenance Technicians I and II.
  • Conduct apartment Preventative Maintenance (PM).
  • Inspect community grounds and buildings daily to identify maintenance needs.
  • Maintain an Incident and Injury Free safety culture by following all safety policies and procedures.
  • Perform Hot Works, including brazing, soldering, and welding when applicable.

Requirements

  • 3+ years of experience in maintenance work, including knowledge of HVAC repair, plumbing, electrical, and general maintenance repair work.
  • A valid driver's license.
  • HVAC (CFC certifications required or willingness to learn).
  • Ability to accommodate an on-call schedule in rotation with the team each month.
  • Ability to communicate effectively with associates and residents to provide customer service.
  • Ability to read and understand policies and procedures, including Key Control Policy and Maintenance Emergency policies.
  • Ability to identify cleaning and chemical supplies and understand proper applications of chemicals and cleaning supplies.
  • Knowledge of Personal Protective Equipment (PPE) and ability to use it properly.
  • Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
  • Demonstrates knowledge of paint types and paint tools.
