About the position

The Maintenance Technician is responsible for the general appearance and maintenance of the physical property and for ensuring the efficient operation of the property on a daily basis. This role involves working under the direct supervision of the Maintenance Supervisor and Property Manager. The technician will be on-call as scheduled by management for after-hour emergencies and is expected to respond to all emergencies within 35 minutes. The position requires testing all emergency lighting in accordance with the preventive maintenance manual procedures and checking the exterior of buildings for any maintenance problems. In addition to routine checks, the technician will replace light bulbs as necessary and inspect vacant apartments for needed repairs, completing those repairs promptly. The role also includes repairing and replacing locks and deadbolt locks as needed, rotating locks at turnover, and ensuring all doors and windows operate properly, with particular attention to fire doors and building entry doors. The technician will address plumbing and electrical repairs as needed, clean around grounds and dumpster areas daily, and complete apartment work requests. Other responsibilities include addressing carpentry and mechanical repairs, performing snow removal as needed, and conducting preventive maintenance tasks.

Requirements

  • One year related experience in maintenance required.
  • High school diploma or equivalent preferred.
  • Basic knowledge of electrical and plumbing systems, and painting procedures.
  • Must be HVAC certified.
