About the position

The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community, ensuring a safe and secure living environment for residents, visitors, and staff. This role involves anticipating, identifying, and correcting property issues, implementing preventive measures, and overseeing the maintenance team to ensure high standards of service and resident satisfaction. The Lead Maintenance Technician also plays a key role in budget formulation and achieving financial objectives in collaboration with the Community Manager.

Responsibilities

  • Conducts all business in accordance with company policies and procedures, state, and federal laws.
  • Assists in formulating budgets for repairs and maintenance with the Community Manager.
  • Achieves budgeted NOI objectives approved by the Owner.
  • Performs maintenance tasks personally or delegates to maintenance staff.
  • Oversees and inspects work performed by the maintenance team.
  • Documents inventory used for maintenance tasks.
  • Institutes and manages a system for prioritizing resident service requests and preventative maintenance.
  • Corrects maintenance situations within 24 hours when possible.
  • Schedules maintenance staff for emergency purposes, 24/7.
  • Maintains knowledge of pertinent laws and regulations regarding hazardous materials.
  • Performs daily safety inspections of the property and maintenance shop.
  • Maintains accurate records in property management software regarding maintenance activities.
  • Orders and maintains maintenance supplies.
  • Coordinates pool maintenance and compliance with standards.

Requirements

  • Minimum of 3 years experience in property maintenance or equivalent field.
  • EPA certification and Certified Pool Operator (CPO) license are required.
  • High school diploma or equivalent is required.
  • Working knowledge of electrical systems, appliances, plumbing, carpentry, and HVAC.

Nice-to-haves

  • Certified Apartment Maintenance Technician (CAMT) certification is preferred.
