About the position

The Lead Property Manager at Blue Emerald Real Estate & Property Management is a hands-on leadership role responsible for overseeing a diverse portfolio of residential, commercial, and mixed-use properties. This position focuses on ensuring operational excellence through best practices in owner and tenant relations, maintenance scheduling, and financial oversight. The ideal candidate will leverage technology to streamline operations, mentor junior staff, and maintain compliance with housing regulations while fostering positive relationships with tenants and stakeholders.

Responsibilities

• Ensure compliance with Fair Housing regulations and all relevant housing laws.
• Coordinate leasing activities, including marketing available units and managing lease agreements.
• Manage day-to-day operations of assigned properties and implement SOPs for efficiency.
• Utilize AppFolio to track maintenance requests and manage tenant information.
• Oversee tenant relations and promptly address inquiries to maintain high satisfaction rates.
• Conduct regular property inspections to ensure safety standards are met and identify maintenance needs.

Requirements

• Minimum of 3+ years of property management experience overseeing diverse portfolios.
• Proficiency in AppFolio, GSuite, and advanced digital management systems.
• In-depth understanding of Fair Housing regulations and landlord-tenant law.
• Strong interpersonal and communication skills for tenant and landlord relations.
• Ability to implement and refine SOPs to ensure operational accuracy.

Nice-to-haves

• Active Washington State Real Estate License or ability to obtain one promptly.
• Proficiency in Trello and willingness to learn additional tools.
• Basic understanding of marketing strategies and digital editing tools like Canva.
• Experience in contract negotiation and sales.
