About the position

As the Lease Up Community Manager at Alta Uptown, you will be responsible for overseeing the day-to-day operations of the property, ensuring that all activities align with the company's financial and operational goals. This role requires a strong focus on managing team members, resources, and compliance with various laws and regulations governing multi-family housing operations, including Fair Housing and the Americans with Disabilities Act. You will play a crucial role in developing budgets by analyzing financial statements and market trends, setting rent rates, and ensuring timely collection of rents and fees. Your responsibilities will include approving vendor invoices, managing expenditures within the approved budget, and overseeing the lease enforcement process. You will also be tasked with implementing marketing and leasing strategies to achieve occupancy and revenue goals, while promoting resident satisfaction through effective communication and service resolution. Regular property inspections will be part of your duties to maintain safety and cleanliness standards. In addition to operational management, you will supervise property staff, including hiring, training, and performance management, while also maintaining a strong relationship with property owners through regular updates and property tours. This position is pivotal in ensuring that the property not only meets financial targets but also provides a high-quality living experience for residents.

Responsibilities

  • Manage the day-to-day operations of the property, including team management and resource allocation.
  • Develop and analyze budgets for the property based on financial statements and market trends.
  • Set rent rates and ensure timely collection of rents and fees.
  • Approve vendor invoices and manage communication between vendors and accounting.
  • Control expenditures to stay within the approved budget and manage petty cash.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction by addressing complaints and service requests promptly.
  • Conduct regular property inspections to ensure safety and cleanliness standards are met.
  • Supervise property staff, including hiring, training, and performance management.
  • Maintain client/owner relationships through regular updates and property tours.

Requirements

  • Proven experience in property management or a related field.
  • Strong financial acumen with the ability to analyze budgets and financial reports.
  • Excellent communication and interpersonal skills to interact with residents and vendors.
  • Knowledge of Fair Housing laws and regulations governing multi-family housing operations.
  • Ability to lead and manage a team effectively.

Nice-to-haves

  • Experience with property management software.
  • Familiarity with marketing strategies for residential properties.
  • Certifications in property management or real estate.
