The Lease-Up Community Manager - Multifamily at Hines is responsible for overseeing the daily operations of a luxury new development, Clari Park, in Murfreesboro, TN. This role involves managing team members, achieving financial and operational goals, and ensuring compliance with company policies. The position emphasizes leadership, resident satisfaction, and effective budget management while promoting a collaborative team environment.

Responsibilities

  • Manage daily operations of the assigned community, including team management and daily activities.
  • Achieve established budgeted financial and operational goals.
  • Ensure compliance with Hines's policies and procedures.
  • Provide leadership and support to team members, ensuring they have the necessary tools and resources.
  • Analyze financial statements and marketing information to assist in budget development.
  • Set rent rates and ensure timely collection of rent and fees.
  • Approve invoices from vendors and contractors, ensuring validity of services provided.
  • Control expenditures and manage the petty cash fund within budget constraints.
  • Oversee lease enforcement processes, including application approvals and periodic inspections.
  • Promote resident satisfaction by addressing complaints and service issues promptly.
  • Conduct regular property inspections to maintain safety and cleanliness standards.
  • Manage client/owner relationships by providing updates and conducting property tours.

Requirements

  • High school education or equivalent; college degree preferred.
  • Two or more years of experience as a residential community/property manager or in a leadership role.
  • Experience in new development/lease-up strongly preferred.
  • Mixed-use experience preferred.
  • Entrata experience is a plus.
  • Proficiency in Microsoft Office and property management software.
  • Strong customer service orientation.
  • Excellent verbal and written communication skills.
  • Ability to perform physical inspections of the property, including climbing stairs and accessing restrictive openings.
  • Ability to lift up to 25 lbs.
  • Availability for 24-hour emergency response and on-site management during natural disasters.
  • Flexible schedule including weekends and holidays.

  • Experience in mixed-use properties.
  • Familiarity with Entrata property management software.
