About the position

The Leasing Agent at Guardian Management will be responsible for conducting day-to-day leasing activities at Las Flores, a new affordable apartment community in Oregon City, OR. This role focuses on maintaining positive relations with residents and prospective tenants, ensuring the physical upkeep of units, and adhering to Fair Housing and Landlord Tenant Laws. Responsibilities

  • Conduct day-to-day leasing activities for the property.
  • Maintain positive resident and prospective relations.
  • Ensure good physical appearance and maintenance of vacant units.
  • Coordinate cleaning and repairs of vacant units with Community Manager and Maintenance Staff.
  • Lease in compliance with applicable government programs for the property.
  • Complete all required paperwork and reports on time.
  • Greet and tour prospects, answering questions about the property in accordance with Fair Housing laws.
  • Record all telephone and in-person visits on appropriate reports and file guest cards according to company procedures.
  • Inspect model unit and available market-ready units, communicating service needs to the Community Manager.
  • Keep the model unit in condition to show and assist with requests for repairs and maintenance.
  • Regularly inspect property and vacant apartments.
  • Complete applications with prospects and secure deposits in accordance with company procedures and Fair Housing requirements.
  • Update availability reports and process applications for approvals.
  • Negotiate move-in dates and ensure units are ready by those dates.
  • Secure resident signatures on appropriate paperwork prior to move-in and orient new residents to the community.
  • Monitor renewals and distribute renewal notices, following company and Fair Housing guidelines.
  • Administer leasing efforts including reviewing tenant billings and enforcing tenant compliance.
  • Manage resident relations by responding to questions and concerns effectively.
  • Follow confidentiality guidelines for all resident and property information.
  • Accurately record time worked and adhere to timekeeping guidelines.
  • Establish and maintain collaborative working relationships between departments and coworkers.

Requirements

  • High school diploma or GED.
  • At least one year of experience in customer service, sales, or marketing, or a college degree in a related field.
  • Excellent attention to detail and organizational skills.
  • Strong technology, internet, and general computer skills.
  • Ability to communicate effectively in English, both verbally and in writing.
  • Ability to complete company training requirements within deadlines.

Nice-to-haves

  • Strong mathematical skills.
  • Comfortability with social media platforms and willingness to manage property social media as needed.
  • Experience with affordable housing concepts such as waitlists and housing subsidies.
