About the position

The Leasing Agent/Assistant Property Manager will play a crucial role in the management and leasing of residential properties. This position involves acting as a leasing agent and providing assistance to the Property Manager. The individual will be responsible for directly assisting applicants and current residents by providing information, conducting property showings, and offering referral services. A key aspect of this role is to maintain an awareness of resident needs and trends within the community, ensuring that the property remains attractive and responsive to its residents. In addition to leasing services, the Leasing Agent/Assistant Property Manager will assist with the screening and background checks of prospective residents. This includes reviewing applications, preparing necessary paperwork for Section 8 vouchers, and organizing all applications while providing updates as requested. The position requires daily meetings with the Acting Property Manager and Maintenance Manager to update the vacancy log and prepare move-in files. The agent will also ensure that welcome packages are available and up to date, and will follow up with the Office Assistant and Maintenance team to ensure a smooth transition for new residents. The role also involves drafting notices to residents, providing complete leasing information to prospective residents, and offering low-income applications to rejected applicants who do not have Section 8 vouchers. The Leasing Agent/Assistant Property Manager will provide support at the front desk when the Admin Assistant is unavailable, ensuring that all resident inquiries are addressed promptly and professionally. This position is essential for maintaining a positive living environment and ensuring that the property operates efficiently and effectively.

Responsibilities

  • Assist with marketing and showings of properties.
  • Review applications and screen prospective residents.
  • Prepare Section 8 voucher paperwork.
  • Organize all applications and provide updates when requested.
  • Meet daily with Acting Property Manager and Maintenance Manager to update vacancy log.
  • Prepare move-in files and ensure welcome packages are available and up to date.
  • Follow up with Office Assistant and Maintenance for key sets and pest control services.
  • Change resident's status in the computer system when a 30-day notice is provided.
  • Send lease renewals for market and subsidized units 60 days prior to renewal date.
  • Add work orders to the system through the Maintenance App during property showings.
  • Draft notices to residents and provide complete leasing information to prospective residents.
  • Offer low-income applications to rejected applicants without Section 8 vouchers.
  • Provide support at the front desk when the Admin Assistant is unavailable.

Requirements

  • Bachelor's degree or equivalent work experience.
  • Ability to work some evenings or weekends.
  • Customer service experience.
  • Detail-oriented with a positive attitude.
  • Eager to learn and build intellectual capital in a fast-moving work environment.
  • Exceptional organizational and communication skills.
  • Ability to interact with a wide range of people from diverse cultures.
  • Ability to conduct business over the phone.
  • Sensitivity and understanding regarding the needs of residents.

Nice-to-haves
