The Leasing Agent at Westland Real Estate Group plays a crucial role in presenting and leasing properties to prospective residents. This position is essential for maintaining high occupancy rates and ensuring that potential clients are effectively converted into residents. The Leasing Agent acts as the on-site representative of Westland, responsible for greeting clients, showcasing the features and benefits of the assigned community, and securing lease agreements from qualified applicants. Customer service is a top priority, as the Leasing Agent must strive to make current residents feel welcome and comfortable in their homes. In this role, the Leasing Agent will meet and greet prospective residents, determine their needs and preferences, and conduct tours of the community and available units. They will explain rental criteria and assess whether prospects meet the requirements before applying. The Leasing Agent is also responsible for preparing and executing lease agreements in accordance with Westland's property standards and state regulations. A minimum of 10 new leases per month is expected for those in the Leasing Agent II position. The Leasing Agent must maintain a thorough understanding of current rental rates, unit sizes, locations, and all amenities offered by the property. They are tasked with keeping work areas clean and orderly, ensuring model units are presentable, and managing all prospective rental applications and resident files. Additionally, the Leasing Agent will conduct credit checks and verifications to qualify potential renters according to Westland's criteria, while also adhering to all relevant laws and regulations. The role requires excellent interpersonal skills to effectively communicate with individuals from diverse backgrounds. The Leasing Agent will also handle resident requests and concerns, ensuring that maintenance issues are addressed promptly and that residents are informed of any changes to their rental agreements. Marketing responsibilities include participating in outreach activities, advertising available properties, and conducting market surveys to stay competitive. Responsibilities

  • Meet and greet prospective residents.
  • Determine customer's needs and preferences, and professionally present community and unit while communicating benefits of features and amenities.
  • Conduct tours of community and show units.
  • Explain rental criteria and determine if the prospects meet requirements prior to applying.
  • Prepare and execute Lease Agreements in accordance with Westland Real Estate Group's property standards and State regulations.
  • Maintain knowledge of current rental rates, sizes, locations and all amenities of property.
  • Ensure model unit is clean and presentable.
  • Maintain work areas and offices in a clean and orderly manner.
  • Review and accept completed rental applications.
  • Conduct credit checks, rental verifications, and employment verifications to qualify potential renters according to Westland's criteria.
  • Conduct all business in accordance with Westland Real Estate Group's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other Federal and State laws.
  • Receive all telephone calls and in-person visits, listening to resident requests, concerns and comments.
  • Promptly submit maintenance Service Requests and inform the maintenance team.
  • Answer questions for residents about community, repairs, rent, rules, etc.; follow up on a timely basis if unable to respond to residents on all matters.
  • Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.
  • Ensure apartment is ready for resident's use upon agreed move-in date.
  • Stay knowledgeable of the property's market status and provide information to existing and prospective Residents on all aspects of properties.
  • Negotiate leasing terms and conditions, collect application fees, security deposits and rent payments in a timely manner.
  • Inform residents of any changes to the Rental Agreement or upcoming problems with the property.
  • Follow up with prospective renters using the CRM system to reach out to prospective Residents on a daily/weekly basis.
  • Monitor use of community facilities, including laundry, mail and fitness center.
  • Actively coordinate all renewals throughout the month, including sending letters and scheduling resident appointments to discuss renewal rates and leasing options.
  • Participate in outreach marketing activities on a regular basis to obtain prospective residents.
  • Advertise available properties using a variety of media and promoting materials available by Westland Real Estate Group's Marketing Department.

Requirements

  • General office, customer service, and sales skills.
  • Preferred 1+ years leasing experience, meeting potential renters and guiding them on tours of available units.
  • Preparing leasing documents for potential renters using property standards and regulations.
  • Computer literate, including Microsoft Office and other various operational programs; knowledge on Yardi a plus.
  • Ability to read and interpret documents such as Rental Application, Rental Agreement, Policies and Procedures, Resident Rules and Regulations, Safety Rules, Maintenance Instructions and Procedural Manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees.
  • Ability to calculate figures and amounts such as discounts, commissions, prorations, and percentages.
  • High school diploma or general education degree (GED); B.A. is preferred.
  • Excellent interpersonal skills and ability to deal effectively with persons from diverse socioeconomic and ethnic backgrounds.
  • Knowledgeable telephone and sales techniques.
