About the position

The Leasing Agent is the community's sales representative whose primary duties are to greet prospects, to present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified persons. A Leasing Agent is very service oriented and strives to make current residents feel welcome and comfortable in their community. The Leasing Agent will contact a person in authority should any situation warrant an action or decision not included in his or her duties and responsibilities.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective clients and clients meet.
  • Inspect models and 'market ready' vacancies daily to ensure cleanliness.
  • Answer incoming phone calls and handle each call accordingly, whether it is a client call, irate resident, service request, etc. Transfer calls to Site Manager when appropriate.
  • Greet prospective clients, qualify, determine needs and preferences, professionally present community and specific apartments while communicating features and benefits.
  • Maintain awareness of local market conditions and trends. Contribute ideas to the manager for marketing property and for improving resident satisfaction.
  • Maintain a Leasing Portfolio, which includes community specific information complete with brochures and information on all major competition and locations of area/market amenities.
  • Oversee correct completion of all lease applications, application verification and notification of prospective clients of results.
  • Oversee completion of all lease paperwork including related addenda and accepting rents and deposits.
  • Oversee the community lease renewal program.
  • Oversee completion of Welcome Card information on all prospective clients, sending of thank-you notes and follow-up.
  • Physically inspect or oversee physical inspection of community, picking up litter and reporting any service needs to maintenance staff.
  • Inspect move-outs and vacancies as needed.
  • Inventory office supplies on periodic basis. Report needs to Site Manager.
  • Oversee organization and filing of appropriate reports, leases and paperwork.
  • Attend company meetings when requested.
  • Assist Site Manager in preparation of daily and weekly reports, client communications, move-out inventory, market surveys, etc.
  • Be observant for any problems which could be a hazard or potentially dangerous for residents, staff, guests and the public.

Requirements

  • A High School education or equivalent is required.
  • Position prefers at least one year experience in property management leasing.
  • Position requires good leasing and closing skills.
  • Must be able to type 30 WPM and be organized.
