About the position

The Leasing Agent position at the Cesar Chavez Foundation is a temporary role focused on assisting the property manager in various aspects of property operations, particularly in leasing, marketing, and resident relations. The primary goal of the Leasing Agent is to achieve and maintain 100% occupancy by retaining existing residents, leasing current availability, and pre-leasing future availability. This role requires a proactive approach to managing tenant relationships and ensuring a positive living experience for residents. In this position, the Leasing Agent will conduct interviews with prospective tenants to gather information about their needs and qualifications. They will be responsible for completing lease agreements, collecting rental deposits, and managing both electronic and manual bookkeeping functions. This includes crediting renter accounts for receipts and debiting accounts for disbursements related to property upkeep and maintenance costs. The Leasing Agent will also prepare various reports, such as vacancy, occupancy, and traffic reports, to ensure compliance with internal and external agency requirements. Additionally, the Leasing Agent will coordinate move-ins, inspections, and address tenant issues as they arise. Regular inspections of the property will be conducted to assess its condition, and necessary maintenance will be arranged. The Leasing Agent will assist with tenant evictions in compliance with court orders and supervisor directives, and will respond to emergency calls and situations as required. Effective communication and interaction with residents, both individually and in groups, is essential for success in this role. The Leasing Agent will also compile listings of available rental properties to facilitate leasing efforts.

Responsibilities

  • Assist the property manager in maintaining all aspects of property operations with a focus on leasing and marketing.
  • Strive for 100% occupancy through retention of existing residents and leasing current and future availability.
  • Interview prospective tenants and record information to ascertain needs and qualifications.
  • Complete lease forms or agreements and collect rental deposits.
  • Handle electronic and manual bookkeeping functions, crediting renter accounts for receipts and debiting accounts for disbursements.
  • Request issuance of checks for monies due to residents.
  • Prepare vacancy, occupancy, traffic reports, and turnover schedules for internal use and compliance with external agencies.
  • Coordinate move-ins, inspections, and address tenant issues as they arise.
  • Inspect the condition of premises periodically and arrange for necessary maintenance.
  • Assist with the eviction of tenants in compliance with court orders and supervisor directions.
  • Respond to emergency calls and situations as required.
  • Communicate and interact with residents individually or in groups as required.
  • Compile listings of available rental properties.

Requirements

  • Experience working with LIHTC/Tax Credit/HUD/Section 8 regulations/forms.
  • Excellent customer service skills.
  • Knowledge of Yardi or comparable property management software preferred.
  • Bilingual in Spanish preferred.
