As a Leasing Consultant at Chapman Management Group, you will play a crucial role in managing the sales process for our apartment community in Alexandria, VA. Your primary responsibilities will include showcasing apartments, addressing potential residents' objections, providing tailored solutions, and fostering relationships to create excitement about our community. You will guide prospective residents through the entire move-in process, which includes handling inquiries, conducting property tours, assisting with applications, and managing lease renewals. In this role, you will be expected to greet and build rapport with prospective residents, ensuring that each interaction is positive and professional. You will complete guest cards thoroughly and adhere to all fair housing laws while practicing effective leasing and closing techniques. A significant part of your job will involve presenting the community in the best light possible, taking every prospective resident on a tour that highlights the apartments and amenities available. Following up with all prospective residents within 48 hours of their visit is essential, as is responding to internet leads promptly. You will also be responsible for completing lease applications accurately, assisting with application verification, and notifying prospective residents of the results. Ensuring that new residents sign their lease paperwork and assembling move-in packets will be part of your duties. Additionally, you will accept deposits and rental payments, maintaining a positive customer service attitude throughout your interactions. Your role will also encompass customer service and resident retention, where you will maintain a friendly atmosphere in the leasing office and optimize presentation issues to enhance the leasing experience. Regular inspections of the community and model units will be necessary to ensure cleanliness and readiness for new residents. You will conduct walk-throughs with new residents at move-in and provide them with orientation to the community and surrounding neighborhood. Marketing responsibilities will include maintaining awareness of local market conditions and trends, initiating outreach activities, and generating prospect traffic to the property. Your enthusiasm, strong sales abilities, and customer service skills will be vital in achieving success in this position.

Responsibilities

  • Greet and build rapport with prospective residents.
  • Thoroughly complete guest card.
  • Adhere to all fair housing laws and comply with photo ID policy.
  • Consistently practice effective leasing and closing techniques.
  • Professionally present community and take every prospective resident on a tour route showing the apartments and amenities.
  • Follow up with all prospective residents by phone or in writing within 48 hours of their visit.
  • Respond to all Internet leads within 1-2 hours of contact.
  • Log all calls and visits into computer and maintain acceptable closing ratio.
  • Correctly complete all lease applications, assist with application verification/administration, and notify prospective residents of results.
  • Complete all lease paperwork accurately, including related addenda.
  • Ensure new residents sign lease paperwork.
  • Assemble and distribute move-in packets.
  • Accept deposits and rental payments.
  • Maintain a positive customer service attitude, as well as a professional and friendly atmosphere in the leasing office.
  • Optimize all presentation issues, to include balloons, cookies, background music, tour route, etc.
  • Physically inspect community when on grounds; pick up litter and report any service needs for action.
  • Inspect models and market ready vacancies daily to ensure cleanliness.
  • Walk vacants prior to move in.
  • At move-in, conduct a walk-through with new resident and provide orientation to community and surrounding neighborhood.
  • Answer incoming phone calls and handle accordingly.
  • Participate in resident retention and renewal programs.
  • Maintain awareness of local market conditions and trends.
  • Initiate and participate in outreach activities.
  • Assume responsibility to generate prospect traffic.
  • Market property/resident portal.

Requirements

  • High school diploma or general education degree (GED).
  • One to three months related experience and/or training; or equivalent combination of education and experience.
  • Prior experience in leasing, sales, or hospitality is a plus.
  • Customer service experience is a must.
  • Must be enthusiastic with strong sales and customer service abilities.
  • Must be goal-oriented.
  • Proficiency in Microsoft Office is required.
  • May require valid driver's license, along with good driving record and auto insurance, if traveling to multiple properties.
  • Demonstrates flexibility with hours and days worked.
