The Leasing Agent at Village Square McCullough Development Inc. plays a crucial role in assisting the Property Manager with the daily operations of the property, focusing primarily on leasing apartments and fostering positive tenant relations. This position is essential for maintaining the overall functionality and appeal of the property, ensuring that both current and prospective residents receive excellent service and support. The Leasing Agent is responsible for a variety of tasks that contribute to the successful management of the property, including greeting and assisting residents, showing apartments, and preparing necessary paperwork. In this role, the Leasing Agent will develop a comprehensive understanding of the rental application process, screening procedures, rental policies, lease terms, and community guidelines. They will be expected to show available apartments to prospective tenants, schedule appointments, and maintain accurate resident files. Additionally, the Leasing Agent will handle maintenance requests, advertise available units, and conduct market research by secret shopping competitor properties. The position requires a proactive approach to resident relations, including conducting check-ins for new residents and assisting with property inspections and turnovers. The Leasing Agent must also be prepared to work flexible hours, including weekends, to accommodate showings and other property-related events. This role demands a strong commitment to safety standards and adherence to company policies, ensuring that all operations comply with local, state, and federal regulations. The Leasing Agent will report directly to the Property Manager and is expected to contribute positively to the overall success of the property management team.

Responsibilities

  • Greet and assist current and prospective residents.
  • Develop full knowledge of information required for the rental application, screening processes, rental policies, lease terms, and community policies.
  • Show apartments to prospects and schedule appointments.
  • Prepare leases and other paperwork to be signed.
  • File and maintain resident files.
  • Receive maintenance requests from current residents.
  • Advertise available apartments through various online channels as directed by the Property Manager.
  • Secret shop competitors' apartment communities.
  • Conduct check-ins for new residents.
  • Develop and maintain knowledge of current rental rates, sizes, locations, and all amenities of the property/property group.
  • Assist the Property Manager with pre-inspections.
  • Assist with turnovers and be available to work longer hours during major lease-up and turnover seasons.
  • Perform various property-related tasks, including posting resident notices and preparing property newsletters.
  • Assist the Property Manager in the collection of delinquent rents.
  • Report unusual or extraordinary circumstances about the property or residents to the Property Manager.
  • Report to the office and be available to work daily scheduled hours.
  • Work Saturday hours for weekend showings, as needed.

Requirements

  • High school diploma or GED.
  • 1 year of sales experience or basic sales skills.
  • Basic knowledge of Microsoft Excel and Word.
  • Ability to perform work independently and prioritize assignments.
  • Strong communication skills and ability to interact effectively with a variety of people.
  • Possess a pleasant, friendly, customer-service oriented personality.
  • Demonstrate ethical conduct and professionalism.

Nice-to-haves

  • Knowledge of MDI emergency procedures.
  • Ability to manage interpersonal conflict situations requiring tact, diplomacy, and discretion.
